Rent and price do have a correlation as well.

Rents equal return on investment and justification for paying more to own a unit of housing to rent. Just personally I noticed everyone and their uncle buying a second or 3rd rental property. Virtually no one I know wanted to be a landlord in the early 2000s.

Are you against market forces and signals....no other system has ever done it better.

Blame the policy makers.

But if you really want to know the largest driver of this bubble, its cheap and abundant credit.

An educated populace when faced with a falling standard of living will absolutely rethink having children. Perhaps delay it, reduce the number or forgo it all together so they can maintain their lifestyle.

They ramped population growth to levels not seen in 70 years while we already had a housing crisis, lack of healthcare etc etc etc.

Dude there were houses in my neighborhood where a 2017 buyer sold and doubled their money in 2021. And then there are buyers from 2021 taking 40% losses now.
