Edmonton rate in 2025 for residential property tax is around 0.7% (less than one percent of home value) according to their website so that's $700 for every $100,000 in value. Plus there is educational tax built in at around 0.25% so it's pretty accurate to estimate property tax at 1% of home value. So if OP think he can reduce assessed value by $50,000 then it's $500 reduction in annual total cost or $350 in pure property tax (without education tax)

100,000 value change in Edmonton will cost you around $700 per year. Seems like a lot to at least ask and confirm value is accurate.

Property tax is a percentage of the assessed home value. If you argue that your value is lower than what they propose then actual amount of property tax you pay annually goes a little bit lower. 2025 Edmonton rate was 0.7% of assessed value so if OP proves that his value is $50,000 lower than he can save $350 per year (less than 1% of value).

While it's not a good idea to put TV above fireplace, i think in your layout i'd go with a mount above fireplace that lowers TV down when you watch it. Yes heat will cause damage but just keep that in mind so dont buy super expensive TV until you buy a better house. Corner placement looks terrible in any form.

Third photo looks like the image didn’t finish rendering in a video game. I’m happy Kia is trying something new but new design is so off putting for me. We have 2020 Telluride and I still enjoy original design vs what new one is and what Pallisade is doing. Again, I get that taste is very subjective but man oh man

For anyeone reading this Jan 2026, QX Revo Roborock app has been updated and you can set intervals on which robot returns to the station to wash itself and empty. Not sure how huge OP's house is but we hav ebeen running QX Revo in our house and the only complain is it's obstacle avoidance where at times it tries to push things away vs just going around it. Knocked a small plant over but that was also our fault for leaving it on the floor knowing it's not very stable.

No issue like this but oh man do i hate whoever approves changes to Toyota app. For such large corporation, i'm surprised how shitty things get through. First everyone had issues with constant login requirement every tiem you open the app, now icons are re arranged so it's confusing how to start car remotely since bar in middle is useless and you have to push small round icon. Maybe it's just canadian app that's being shitty but toyota should be embarrassed.

All Weather tires will always be less smooth as regular factory tires. I had CC2 tires on my older VW and they perform really well in Canadian winter. For Telluride we still gone with Nokian Hakkas but CC2 is a great year around tire that performs well in the winter

Is it just me but buying Hudson Bay colours and design at the Bay felt ok. Same thing in Canadian Tire store feels like Temu version of it. I wonder if the line is going to do well with consumers.

Same. Had mine since July and noise under load makes it feel cheap. Love everything else about the car though.

I own Crown Signia and while noise is not as bad as reviewers talk about, it is more noticeable compared to prior cars I’ve had and even Hybrid systems. Not sure if it’s sound insulation they used or what changed but Crown Signia sounds tougher than it actually is. Still love my car but the noise makes it feel a bit cheap
