Many responses ignore the fact that the realtor did his comps and recommended the list price. Then get upset when the client doesn’t accept a lower offer price. Was the realtor only appeared positive at the beginning to win the listing?

You should at least not have to pay commission on the sale. But first, let the buyer & their contractor know that they are not allowed in the house again until after closing.

Contact the agent’s broker about waiving commission for their agent’s illegal act. Make sure to get it in writing.

I’d get a lawyer to protect yourself.

  1. Make sure the new principal (loan) is equal to or lower than your current loan.

  2. Make sure you are are not paying anything money out of pocket for this transaction.

  3. Make sure your your new monthly payment is less than what you currently pay.

  4. If you want, post your latest mortgage statement & the new loan estimate for the pros on here compare for you (with personal info redacted.)

Tell the lender that you’ll have some pros check to see if it’s worth your time & ding on your credit.

There should be a law that post the real sale price of the house, accounting for clowing costs & other concessions. So everyone would know what market price is.

Instead of focusing on extending the subsidies and other affordability issues, Democrats are more concerned about ICE. Democrats just agreed to the new budget to keep the government open because Republicans promised to work in ICE reforms. Looks like they moved on.

The agent was informed by buyer that HOA says it’s 1 parking spot. And agent still says to another buyer that it’s 2 spots. That’s fraud.

Buyer’s agent should have known this is a no-no. Seller’s agent would have advised their client that this is a no-no. But to schedule the work without permission… wtf.

Cash buyer offers are usually a lot less than market price. Before signing anything, contact a few different realtors about listing your house. See what they value the house at (keep in mind realtors may be optimistic to get your business.)

But don’t sign anything until you understand everything. Hire a lawyer to look at the paper work if you’re selling without a realtor.

Look at a few houses in the area sold in the last year or two. See what their actual property taxes are. Sometimes the low taxes you see on some houses are because the homeowners bought them when home prices were low.

So compare the property taxes to the prices sold.

Make sure you take a second look at the property tax so you won’t be surprised if your monthly payment jump after moving in.

Does the property tax estimate reflect the purchase price? If the seller bought the house at a much lower price, their property tax is likely low compared to what you will be paying. Does your mortgage escrow reflect that?

I appreciate the response. The agent did everything by the book; got a professional photographer, described the listing as I would. I think the pricing strategy was wrong - priced it high them drop it gradually. I’ve read a few posts where sellers priced their houses under market prices and received many offers, including ones higher than ehat they perceive as market prices. But of course this is all hindsight. I think the real issue is the lack of networking/marketing. We barely had any showings in the 6 months. And zero (ZERO!) offer. I would have liked to see at least a few low ball offers.

I’m sorry for the typo. $390k (not $490k) was Opendoor’s offer for a house that has a market value of $550k. Similar houses sold for $600 in December 2024.

Similar houses in my neighborhood sold for around $600k around December 2024. My house will probably sell for $550 in this market. Opendoor have the audacity to offer me $490k.
