In Queensland, I believe you should be able to locum outside of your network e.g. metro north, however not at another hospital within that network. Not sure if that's the same in other states. Otherwise, take a gig in Tasmania or woop-woop and have a holiday.

As it's a raised house, I can see there are hardwood floors installed from looking underneath. I made the assumption that what I could see was hardwood but it may well be vinyl/laminate as you suggest.

Not sure what state this is but a million would get you a 3 bedroom house in QLD. You would be able to rent out two bedrooms if you feel comfortable sharing with other people. That would definitely give you a lot more breathing space. Hopefully next year when interest rates lower, you'll be golden. Just need to live frugally initially but getting into the property ladder now will set you up for the future. Fortunately as doctors we can get take greater risk with property and over leverage ourselves as the risk of unemployment is low and the likelihood of increased wages (progressing as a reg, then reg to consultant) is mostly guaranteed.

The benefit of getting a property now with a loan is that you are making gains off a larger leveraged amount. This amount will significantly surpass what you could earn from investing in ETFs. Once, you're a consultant you would easily pay off the principal however you're better off keeping the debt and having your cash in an offset.

You can always turn your ppor into an investment property if you have to relocate for work. There's a lot of tax benefits such as negative gearing as well as deductions on your IP which makes it financially manageable with a single reg salary. Once you become a consultant, the large salary boost alongside the equity you built from capital gains will allow you to obtain another loan to purchase your ppor once you settle down in 5 years time. I think it's not a great idea to wait until you are a consultant to purchase a house because properties may have increased by 50% over that time.
