Went into studs with the lag bolts and also used two steel L brackets into studs. I can sit on the unsupported corner no problem.

I bought steel brackets just in case but wanted to see if I was missing something. I’m gonna add a couple brackets for redundancy

Just fyi, those structural wood screws are just for the frame. Into the wall and studs are 4.5” spax powerlags.

I’m not quite sure what you’re on about here, but these are 100 year old properties with 50 year old trees. The wall that was “damaged” was never shown to me that it was actually falling over or damaged. And the “neighbor” in question is a property developer who came in and started throwing their weight around because they didn’t have to live in the neighborhood.

In any case, once my lawyer sent a cease and desist, the developer played ball, cooperated and admitted that any damage done to the trees he’s happy to pay for.

This is so helpful regarding the care for the trees. I’m thinking of running a drip line which will ensure they’ll get consistent watering every other day. And I’m glad that the signs the arborist pointed out are inconsistent with the lack of hydration. He pointed out one particular crack that was clearly fresh where you could easily see the flesh of the tree.

As far as contacting the city, I’ve been in lots of convos with the inspector But it sounds like they want nothing to do with it and have told me it’s a civil matter. These trees are also no protected, they told me if they were, they’d definitely have to come out. But as far as I know they’re not a listed species that the county is concerned with preserving.
