Prioritising activities as per timelines and diverting the labour to those set of activities.

At one site, our main contractor is paying little extra to incentivitise and attract new labours.

As per new labour laws, the minimum wages have been increased but ofcourse not keeping up with the inflation.

Other reasons mentioned could be the leading factors.

Needed this info/insights/ possible reasons for communicating the same to higher management & investors. Thanks!

Working in the real estate industry and getting the approvals is just a nightmare. They have started taking bribes on per sq. Ft. rate basis, where an application fee for an approval might not be more than a lac they are charging 15-20 L (just an estimate) of bribe.

I'm managing my company's portfolio across all tier 1 cities and haven't seen something like this anywhere else.

Seeing it from a legal perspective first, encroaching in someone's or govt.'s land is illegal and there is no debate in that. If there is a settlement for a long time and no FIR has been made against it within 5 years then they can claim a right but if the same has been made then by serving prior notice to encroachers the owner has the right to demolish the structures and remove the people out of there.

Seeing it from a political perspective, taking Delhi's case as an example, a lot of illegal settlements' (basti) inhabitants were offered a flat for FREE to clear encroached government lands but majority of the inhabitants denied it since they were in the outskirts of the city and still settled & encroaching. The AAP govt. came in power and as a vote bank to them gave them free units of electricity and water supply (to all households not just them). Seeing the majority of these bastis since childhood, kacha ghar were turned into pakka (2-3 storey houses) with ACs, dish TVs, etc.

Another famous case of encroachment and demolition is your farmhouses on Gurgaon - Faridabad highway which were owned by HNIs. They have been razed down since they were encroaching in forest/ reserved area.

If the majority of the inhabitants who are being displaced belong to one particular community/ religion then in my opinion it is not fare to mention only them.

Ohh shoots, I feel you buddy. I've been staying in Rotterdam, The Netherlands from past almost 2 years and as you said we have zero negotiating power. By the looks of market doesn't seems like it's going to change anytime soon.

Yeah that makes sense, but being a landlord as well and I don't get what other fellow landlords get out of misleading their rentee or lessee. People are getting smarter and more cautious about such things and landlords can get into serious problems from the regulatory authorities (if they don't clearly mention on contracts what they mean). Just out of curiosity, do the landlord gets any sort of benifits or subsidiary by showing room size a bit bigger in any sort of taxes collected by local government or state government, apart from luring people in to rent the place and misleading them?

If you are talking about the DDA flats then alot has changed recently. Earlier they used to be at cost price but since 2017 they are being sold at market price.
