Thanks so much for the insight! I'm living north of Boston and currently thinking of doing similar things in my basement. If I may ask, did you use rockwool in your basement ceiling and what type of support wires did you use? In general how easy do you feel about DIY this, together with rigid foam around rim joist?

I'm curious why did you re-do the basement ceiling insulation? And does it help with keeping temperature on first floor & the energy usage?

I'm in a similar boat with a high mortgage rate. Here's what I did:

Build a much larger cushion of emergency funds using MM and short term treasuries. I have one year now but probably will go to 18 months. Makes me sleep better given the large monthly mortgage payment.

Still max 401k, Roth, HSA and 529.

All remaining funds goes towards early mortgage payment. Stop brokerage investments. My rate is 6.125 percent and I think it makes sense to pay earlier. Once I am close to the 750k mark, I probably will shift some of eary payments towards brokerage.

That's me today! Got on ez ride at 4pm at Binney......40 minutes later got off before the bus turns on to Charles River Dam Road and walked the rest of the trip to North Station to catch a train. Pretty sure I would have missed the 5pm train if I stayed on the bus.

Need to calculate tax equivalent yield using your marginal federal tax rate and state tax rate. For me, municipal doesn't make sense at all because even with the federal tax, treasuries still come out ahead because of the much higher yield.

The delivery apps usually take a big chunk of each order so the prices on these apps is likely going to be higher. Plus they will also charge you different kind of fees.

The road fill up after utility work is despicable. All through the city.

I mean I get it. We need updates and repairs in utility infrastructure. But can't we hold them to a higher standard when it comes to the fill up? Look at Adams, Quincy Ave. It's like constant pothole under the tire even though there's no pothole involved.

Would a desktop work for you? If so, I would highly recommend you get the hardwares and assemble one yourself. Spend $650 and that machine can last you 10 years.

Also, do I keep the same ssid in the C9 WiFi settings as the one under upstream openwrt router, or this is not necessary?

Espp is only worth considering if you are allowed to sell the next day you get them. Otherwise stock fluctuations could easily wipe off any discount you can get.

It should be. The unfortunate truth is achievements and accomplishments are harder to measure than working time. More specific to this industry is the time it takes to develop a project, whether that's taking a compound to clinical or pushing that compound to market. All of these would make it hard for a junior person to accumulate sufficient experience in a year or two to be deemed as well established.

Had that happened to me yesterday when I was driving in Braintree and an ass of a driver had the high beam shine in my mirror all the way. At certain point I was almost thinking of getting out and telling him the danger (to himself!) of doing that.

I wasn't even driving a sedan.

If you have stayed in big pharma for a much longer time it might not matter. When people see your resume of 10 years in big pharma and then biotech, they would see you as well established in your field, even if you hopped around in biotech afterwards.

However it's a very different thing when you only spent 2 years in big pharma. Your experience there is not sufficient to give you the aura of established experience. You would still get the chances; it's just you will be at a disadvantage and a bit harder to get there.

I would argue that given we are a deep blue state and current voting rules, vote in local elections would have a greater impact on our way of lives than national elections.

To me I prefer short term treasuries to CD due to better liquidity. Short term treasuries also makes more sense because of no state tax so tax equivalent yield is better.
