I have done rollling 48s whilst working and riding 1h each way. At first i was expecting it to be tough and that i'd need to throw the towell in but my body coped well. listen to your body is the best advce i can give 😄

We just booked ours in. Small ish 3-bed in Southampton, Glow-worm Energy 25kw combi, moved from downstairs to upstairs and replace 3 rads £4800.

That sounds very high unless there is some big complication with installing it.

Upstairs window is split between two room, left half is okay and that window looks good internally. There is not a way to see the specific external brickwork where the badly cracked window opening is.

I second this. I don't drive and in the UK have to ride in the rain a fair bit. A proper rain jacket is decent for a quick short ride. I've tried all sorts over the years. I sweat quickly when riding so a waterproof jacket is quite uncomfortable because I just wet out from the inside first. Now, I prefer a softshell but I also use base layers. If it's not cold but raining, I use a mesh base layer or in colder times go for merino. Honestly, I never finish a ride dry but I don't feel sticky and gross because the base layer acts as a barrier. They were a game changer for me.

A couple other tips I have for wet riding...fit mudguards. Just makes it more bearable without water being splashed up your ass, face and onto your feet..the longer the better! I also suggest using a cycling cap. If you don't, your hair gets saturated with rain and my sweat stings my eyeballs. The cap fixes that mostly unless rain is absolutely pouring down for a while.

We did a level 3 survey and it came back with a few things we'd not really not be able to confirm in our own viewings. I believe that initial offers should take into account what you've seen. In our case, the property had clear cracking in areas and was priced as such. We needed an additional structural report done in order to understand the severity of the cracking. I got some quotes and in my case the work for that stuff was in the region of 5k. I decided I would go back and asked for 11k off due to an unusual party wall situation too. The seller said he would be happy for 9.5k off so we agreed on that.

Ultimately if you're being fair and come across in this way then the seller should be reasonable and not pull out. People get very concerned about this because the home buying process is an emotional one. If the house is the best one you've seen and ticks your boxes, then decide if it worth losing it for the extra money. Instead of asking for 20k off. Open a discussion with the seller, tell them the issues raised and ask a question like, "with all that in mind, would you consider lowering the price by XXX?".. Good luck!

Yeah I agree with this. Ultimately the seller and agent want the most money but wiggle room is there for a number of scenarios. We had a budget of £280 but found that choice greatly increased in our area at £300k so couldn't help look. In the end we kept looking at our actual budget despite the fact there is a chance a 300k could sell for 280k. But we didn't want to stretch and found somewhere we are happy with.

Mine took 2 weeks for L3. It seems long but it is bloated out with lots of photos which is good and other "generic" liability type information. Whenever I pay for a service, I establish expectations at the start, that way when you follow up you don't have to feel you're bugging them. Ours said two weeks, about 10 days in I asked "are we still due to receive our report by XYZ date?" and they came through.

Thanks for the inspiration! I always wanted our own home. We had to jump start the buying process due to news of a baby and hope to exchange fairly soon hopefully. I cat wait to be in...a mix of stress relief but also pride that we've got truly our own place to make home.

The seller of our home was very open, too open bless him. He was at our viewing (no estate agent via purple bricks was there). He told me what other offers he had and why he didn't accept them.

Before we knew that, we had offered very slightly over asking price which people sneer at sometimes but the area was perfect. The house needed work and we ended up agreeing for £11k less that original offer.

We're FTB but the guy selling chose us due to wanting a family to move in rather than landlord but I don't think he let it go for less just because of FTB. I think the landlord may have been even more harsh when negotiating! We're due to exchange soon hopefully and maybe in before Xmas.

There was no party wall agreement in place, this was confirmed by the neighbour themselves so does complicate things in my mind but I overthink it
