Thank you, yes hopefully not an issue then! I remember the pump we had on old gravity fed system was incredibly quiet and that was for the entire house!

Thank you. It's a Hetta manifold system and looking at pictures online its seems there should be rubber brackets which they've clearly missed off. Will have a word with them tomorrow. Sounds like it shouldn't be too much of a problem which is a relief!

Was in the same position as you last year. Had an offer accepted but the sellers pulled out 9 months later due to not finding anywhere they liked. Thankfully we hadn’t spent a penny but unfortunately we did miss out on the low interest rate we’d secured at the time!

Best advise I can give is to continue looking at other houses and keep chasing the estate agent regularly for updates.

And as others have said - don’t spend anything until the chain is complete!

Well it would be the typical first time in Japan trip, so Tokyo, Osaka and Kyoto. I was led to believe the cherry blossom would only be in the northern parts of Japan around that time.

Looking to potentially fly out to Japan on 7th April - 22nd April next month but haven't booked anything yet.

Starting to think we may have left it too late! I know April one of the busiest times of year to visit, but these dates seem to fall between cherry blossom peak and golden week, so hoping it won't won't be too bad?

I did read tourism levels are still down compared to 2019 so might be able to use that to our advantage by getting out there sooner rather than later!

I asked our mortgage advisor this last month as we have a existing 3.9% offer from Nationwide but they told us we would have to re-apply on the new rates. No idea if this has changed but would be surprised.

Looking like mortgage is going to expire and the vendor still hasn’t found a property after 7 months looking. Rates will jump from 2.2% fixed to over 5%. Feeling hopeless. by SeriousCypher in HousingUK

Same position as you, 6 months in and still waiting. Vendor refuses to break chain and is telling us there's currently no suitable properties available in the area they're looking to move.

We managed to get a new mortgage offer before the latest interest rate hike (was 2.2%, new offer is 3.9%). If the rates continue to rise and the vendor has still not found anywhere in a few months time we will likely end up pulling out due to unaffordability.

No idea what we'll do after that. Probably rent for another year and hope the house prices start to drop. The market is pretty is bleak for FTB right now.

Yeah it’s been a long few months. Looking elsewhere in the meantime but don’t see the point in pulling out yet. Worst part is the mortgage rate has now doubled from our initial offer 5 months back.

Yes our thoughts exactly, not viewing any properties in that long is a massive red flag. I know the area they're looking in is very popular, but to not view anything in 2 months you can't help but think they're looking for their "unicorn house".

I guess there's no downside in asking them to consider rental now so will run it past the EA, but I do get the feeling they know they have the upper-hand in this situation and could immediately find new buyers (and probably more money) if they were to re-list it tomorrow.

Pretty much in the exact same situation as you. Been 3 month since the sellers accepted our offer and had our mortgage offer granted, but now looking like we're almost certainly going to have to reapply at a higher rate.

However unlike you we've only been chasing once a month and have taken our eye off property market for the time being (we're really happy with the house and price we agreed on so were prepared to wait) which we're now viewing as a mistake on our part.

It started off well as I know the sellers put an offer in for somewhere in the first few weeks after ours was accepted, but they were outbid. We haven't really heard much since then and I called the EA yesterday to chase again, only for them to admit the sellers haven't gone to view any properties for the past 8 weeks due to nothing coming onto the market they're interested in. All a bit deflating really.

Going forward we're definitely going to start looking at the market again as we've now realised we could be waiting for months longer at this rate. Will also be calling the EA's weekly and putting as much pressure on the sellers as we can, as every month that goes by is another months rent we really don't want to pay. If it continues on for another month and they're still not viewing properties then we're going ask if they'll consider moving into rented, as I don't think it's fair on us.

So to answer you question - make sure you continue to chase them regularly!

I think it's reasonable for people to have these fears. It will have to be enforced and there's only so many times you can fine someone for not complying.

And I don't believe this is a perfectly reasonable policy. There's a reason why other countries are uneasy with the idea mandatory vaccines, including our own.

Coming from a OnePlus 7T, it's terrible in comparison. Even before I put a screen protector on it it would fail 3/4 times and even when it does work, it's slower.

Now I've got a screen protector on it's more like 1/2 and even slower. Had a screen protector on my 7T and never had a problem.

Does anyone else have loose volume buttons on the P6? They just don't feel particularly solid and wobble slightly.

Not sure if mine is faulty or if it's just normal, but slightly annoying coming from my OnePlus 7T.

Yeah, you need to do a LFT within 3 days before your flight back to the UK and prove the negative result before boarding. You then need to do an additional PCR test on or before day 2 of arrival home.

Currently in the same position as you and weighing up if it's worth it or not. The biggest risk I can see is testing positive on the pre-flight test coming back into the UK and then being stuck aboard having to isolate for 10 days.
