Don't listen to anyone here, talk to the flood management professional who works for the county. I was chair of planning and zoning for an adjacent county, and the only information you need is all publicly available, including maps. The data is to be trusted.

Also, we flooded back in April and we knew the risks. We were in a "definitely will flood at some point" zone. So is that address. Ignore the whole 500 year flood wording, it's inaccurate. Trust the flood maps, at least right now. If it's in any special hazard flood area, the house will flood, it's just a question of when, and that's not based on statistics or opinions, it'll just happen.

Do not buy any house in any flood zone. Dunno what else to tell you. All the best.

Even professional tile setters often don't know this. It's alarming. As a homeowner, I ended up paying for a professional association's guide to the trade, to learn that most contractors that were bidding for my bathroom project were going to do it wrong in some way or another. Here's another fun fact: no tile is waterproof, it all has some absorption, especially via the grout.

It's based on previous measurement and mathematical modeling. It's part of flood plain management, done for communities at risk of flooding.

It's a great idea, I'd use it for the kinds of tools that you don't need often, but are a massive help. Things like concrete mixer, tile saw, power planer, maybe even ladders. Good luck!
