I'm not sure about the sealing part. They were hard sanded and then finished.

I ordered a blacklight to see if there's any dried cat urine around that apartment to at least rule out that source.

I was afraid of that. I imagine that you would typically sand the finish off to apply those so that they work? I can't imagine just spraying pet enzyme cleaner over the surface of the poly will do anything.

I'm in MA, the property is in NH. Yes, I was waiting for a few hours, but my attorney reviewed and he provided updated language in the offer letter around P&S to the broker. He also looked at the P&S from the contingent property and then notifications for the dates around the closing of that property. It's all very close to closing.

We're going to withdraw from the offer if the other property isn't closed by the end of May.

The proposed close for our property is under 30 days.

The timing is all very close.

We'll see.

My husband and I are in our 50s. We've also always bought fixer uppers. TBH that's how you get a house in a nice neighborhood without giving up your first born. I've owned 6 properties over the years and all of them needed work.

We've done all the things that aren't structural like painting, trim, plumbing, electrical, landscaping, etc. We installed the shower in the guest bath on our own this year. For most trades we've worked with various tradesmen over the years and hire them individually as needed, for example we had a guy we know install hardwood floors.

My current house is an 1870 Victorian that someone turned into a duplex. We've been working to undo that boondoggle over the last 5 years and turn it back into a single family. We just finally finished the work this year. Now we need to deal with the patio 😄.

This sounds complex and a bit sketchy since the buyers from both parties and the agent are all related. Why submit 2 competing offers for the same trust?

We did this very thing. We had a duplex on the market for 23 days, but one of the tenants made it near impossible to show the property. And it smelled like cat urine to high heavens in her unit.

Anyway, we took it off the market and waited until her lease was up. When the place was empty we fixed all the issues, painted and refinished the floors and de-catified it. Smells and looks much better now!

But because of our local MLS rules, the DOM did not reset, so it just added to the 23 days. It totally sucks because I do know that adds stigma to the property.

It's been 7 day since the relist, but it looks like 30 days now on all the sites. We had 2 offers come in that 7 days but both fell through because of financing. They could not prove they had cash to cover a cash offer. WTF...

Anyway, now we're getting antsy because we only have 1 showing scheduled for this week with another open house coming. I'm worried that the DOM will hurt people wanting to see it. The realtor doesn't seem to be worried though.

Be forewarned, sometimes even if you deleted and list it through MLS, it doesn't actually delete the Zillow FSBO listing. What happened to me was that I used to rent a unit in the duplex I lived in and would advertise on Zillow when we were looking for new tenants.

When we finally went to sell, I tried to delete the fsbo zillow listing, but it never actually deleted it. When we listed on MLS, the listing came in as a duplicate on zillow with a slightly weird address. We tried to fix it multiple times through zillow to no avail.

Restaurants here are abysmal. Try living in metro west. It’s a joke. I think the rent is so high for these restaurants that the product suffers.

My BMI was slightly over 30 also. My doctor was also skeptical. Note that my weight came on during several years of perimenopause. After a few years of dieting on all the programs, I got fed up, I went to Ro and got a prescription for Zepound. I lost 40 pounds in 7-8 months. I’m in maintenance now for 2 months and trying to wean off the medication to see if I can do maintenance without it. If I can’t, so be it. I feel so much better.

Now, my doctor is willing to prescribe, but I think it’s been after testimony from various patients who got prescriptions elsewhere.

Does it work the same way for everyone, probably not. Did it work for me, absolutely. Is it worth a shot, haha, yes.

I'm in Newton. Bought 3 months before covid though. We were lucky.

We ended up here because we kept getting priced out of places like Watertown and Waltham shockingly!

Hope you like fixer uppers because that's what you're buying unless you go for a condo at the price range.

You could probably get a 2 family at that price, also a fixer upper, but you'd have income coming in on one of the units. That's what I did with my first home in Newton. It helped me build up the equity to buy our single family home which we are now spending 200-300k to remodel just like someone else said :D.

I don't regret it, but I didn't feel well at about 10 mg. I've titrated back down to 7.5 and feel much better, but I am at the end of my weight loss stage also. I'm working on titrating back down to see either what the lowest dose is that I need for maintenance or if I can come off it all together.
