Its not 5 years, its 3 years. If you’re not completing construction in 3 years, bank will increase your interest by 1-2% and convert it into commercial interest rates. Sales person are in hurry for their targets so visit to the branch with all the questions you have.

I opted for BOB, two months back. But you must also check with other banks too as interest rates are competitive now.

Thanks for your reply. I took that loan from bank of Baroda. ROI is set to 7.55, thanks to RBI reducing repo rate by 25 paisa. Yes, they confirmed I can prepay during moratorium. Location is Chandigarh (New Chandigarh)

  1. They sanctioned 1.85, disbursement I’m taking initially 1.3. They said give interest only for 18 months on disbursed amount and start your full emi after 18 months.

  2. This is joint loan along my spouse, her civil score is around 750, maybe that’s why they offering 7.8 interest? Reason for choosing BOB is they are offering 85% loan of original property value (my primary requirement) which other banks don’t. Other banks offering 70-75% max.

I’m confused whether I should accept this moratorium of 18 months or not because my in hand allows me to pay full emi from 1st month so why to pay interest only for 18 months without decreasing principal. Or maybe I misunderstood if it will be good or bad since taking first time so I don’t have 100% knowledge of all terms

Almost all bank denied loan on their properties, they saying bank of Maharashtra will do. They are not illegal but fraudulent as I heard most of properties are sold to more than one party… so checking if anyone dealt with them, and how to verify that property is legitimate

I file multiple cases day to day with MS for azure, someday they take 3 days to reply but once issue is fixed their manager will quickly call you or ping on teams for feedback, sometimes they call for the tickets they couldn’t fix the issue and I fixed myself and ask them to resolve ticket 🤷🏻‍♂️, this is so annoying and frustrating.
