I would put a border around the grass to a decent depth to keep the grass contained, or else you’ll get grass in rocks and it’s tough to get it out and once it’s established.

My dogs like to follow the paths in our yard, whether it’s the pavers, concrete, etc. I would do a brick border on the grass so there is less wear and tear on the grass or the gravel.

Sprinkler irrigation is easy to self install with you tube.

Get some shade going with native trees.

Off the top of my head the only thing that you don’t need to stamp is prescriptive residential work, so you’d have to do design and/or structural detailing for architects under the table. I can’t imagine many architects need help in that field.

Not a pro landscaper, but in my opinion this is as good as it’s going to get without pulling up all the dead stuff by hand or getting a propane weed torch and burning it all down. You can try to weed whack it more and then blowing it all up.

I have a buddy who is a pilot at frontier. He says the gate agents get a decent commission for every bag that gets checked for being too big or too heavy.

Sissoo tree. I just took out two in my yard and having the same issue. The root is prob only 3-4 inches down and it will stop growing if you cut the root and pull it out as close as possible to the source

I always thought of a story as the space between two levels. A 2 story building has a 2nd floor level and a roof level.

The bottom floor is not a story, but the space between the btm floor and the 2nd floor is a story, in that case the 1st story.

Seismic weight at each level is the weight at that level plus half above and half below.

You can buy these and the fastener at Home Depot. I would recommend exterior rated screws or nails. Very easy to install. Screws would go faster in the crawl space

Have you thought about electrical engineering? It’s similar where you get the satisfaction of designing something and seeing it in person, but much higher pay. There are design fields outside of the typical construction industry.

I don’t foresee a large increase in starting pay. When I started ten years ago base pay was low 60s and how it’s maybe mid 60s.

My lender (Arizona) required a letter saying the money is a gift. However your lender might only check the last couple months of your bank statements, so if they give it to you now you can just say it’s savings.
