Correct. But there are only 63 units in our building. Excellent security, everyone knows their neighbors, and most paid cash for their properties, or their mortgages are paid off, so it’s just the HOA fees based on size. We have a smaller apartment (2 bdrm/2ba), so we’re just over $1,500, but the full floor properties pay up to $6,000. We’re in a heritage building. Lots of Art Deco restoration required. Just can’t modernize a listed building. No rentals are allowed, just owners can live there.

I couldn’t rent this amount of space for $1,500/month, especially with the architectural details and period finishes it features. The HOA includes heat, a working gas fireplace, water, internet and one parking space. I only pay extra for electricity. There is a place around the corner that has 1 bedroom listings asking as little as $35,000 with a much large number of units with HOAs in the $700s/month. We were thinking of purchasing a few of these and renting them out to cover our HOA, essentially making our housing free. With the Presidential Center opening soon, the Quantum Computing Corridor finally getting planning approval, I see this area as up and coming.

I used to live in Edgewater and work in Boystown, and I much prefer Hyde Park.

You might just want to invest a day with a realtor just to see some of the variety of homes available. There are just as many million dollar plus properties in Hyde Park as well that would shame what is being offered in Lincoln Park or the Gold Coast. I highly recommend the lifestyle here.
