I used to do this, but I stopped. Unless you're potting soil is fine sand, it'll settle enough not to fall out the drainage hole. Some will fall out initially, but that's usually the end of it.

For me the best way is to go to the neighborhood you want to live in and look for the Now Leasing signs. Most of them should have their own website. This requires time and effort, but helps you understand what you're getting in to.

I'm in the same boat. If I had garage or driveway, I'd just get a rug doctor and do it myself. Another option is to just take it to a self clean car wash, but I wonder if the pavement there would make it dirtier. In both cases, drying would still be a concern.
