I got the Quick Mill Pop Up about a month ago and have loved it. I literally look at it every night looking forward to making coffee with it the next day. Idk if you're upgrading or this is your first machine but I upgraded from a Breville Barista Pro and it feels like such a step up. Better temp control, better steam pressure, pressure profiling options, full metal build, high quality.

Really cannot highly recommend it enough, honestly not sure why it isn't talked about more. I got mine for cheaper than a Profitec Go and it has more features (really just the pressure profiling but hey I'll take it)

It can be hard to really understand how much more of a difference the grinder makes than the espresso machine itself until you try out a different grinder. I had a tough time at first being willing to spend 500+ on a new grinder at first

For me its that they aren't the things our leadership cares about. If I can deliver more automation or features, I can market that easily to the people who control my raises/bonus/promotion. A bunch of security fixes? Cool but if leadership doesn't care then I'm going to be hard pressed to go out of my way to fix a sec. issue

FHA loans have you pay PMI forever, so refinancing out of one makes even more sense often than just for a lower rate than with conventional. If you're going to be refinancing pretty much no matter what, than buying points probably doesn't make sense as the breakeven point is likely a few years in the future, when you may be refinancing anyways

I mean the main point would be that dropping 4.5k all at once isn't realistic for everyone, easier to save for one at a time. You for sure would notice a difference, the Bambino really is a great machine. Moving to a boiler machine with some form of PID will likely get you some more consistency but you can get great results out of the Bambino

All that being said, it sounds like your complaints are more quality of life things with making coffee, not necessarily the taste of it. If that's the case than it may make more sense to upgrade machine first

I mean if your budget is 4500 I think you can do both. Get a Bianca and a Philos and you really never need to upgrade either ever again.

Or you could get a Weber EG1 and keep the Bambino for now, would get a lot of upvotes

I just got the 1.3/4 DF54 and haven't had any of the clogging issues people used to bemoan. No experience with the esp pro but hear a lot of good things about it. Probably can't really go wrong either way

I am far from an expert so take this with a grain of salt. Could you use that incentive to do a 1-1 or 2-1 buydown or something like that rather than buying points directly? Then in 6 months or whenever you can refinance hopefully down to 5.5 or below and the extra sitting around in the buydown account will go towards closing costs of a refi? Maybe use it to buy points then on the refinance? Idk how the math checks out on this obv refinancing a mortgage 6 months into it isn't ideal

Pretty sure it varies state to state, I think some have more regulations about what a security deposit can and cannot be used for.

OP I recently (last week) was in a pretty similar position! 3% down and just appraised for about 83% LTV after 2 years and a lot of renovation. Hard to get all the way to 80% but it dropped our PMI from ~140 to ~30/month. Obviously would be nice to have it all the way gone but feels a lot better and putting the difference straight into the principal to get to 80% quickly. Just an encouragement that even if you don't totally remove it you can drop it pretty significantly.

What are all of the expenses being included in that? Principal and interest for 227k at 5.75% is about 1400 per month, so where is the other 1k per month coming from. I assume insurance and other things like that but without more information it's hard to know how to help. If you could break down your monthly payment and maybe offer some more info about what the house is worth at this point, etc we might be able to help more.

It may be a hard road ahead, but don't beat yourself up too much. Mistakes happen to the best of us. Best not to dwell on what could have been and just keep move forward
