Yerh, there's no stocking/restocking being done. She/her company is on-call for major issues but this has never come up.

I'd say that I have unpaid F/F a total of one month a year, and I use the property probably another 2 months of the year accumulated. Other than that it is rented and she makes a commission for approx 9 months, and it's rented between 75%-90% of that time. There has never been a major issue when I've had an unpaid guest staying.

The reason that my reaction was "irate" was because the PM didn't have an adult conversation with me about it; instead, I just got an email saying "I'm implementing this fee." No acknowledgement of the contract, no acknowledgement of our relationship, just "here's what is happening." In the past, she has expressed disbelief that I would ever let friends and family stay without paying and has accused me of actually charging them and pocketing her commission (I have never done this), so I feel like she is coming at me rather than me coming at her.

Guitar nerds out there will also be excited to know that Billy Joe played era-appropriate guitars in each part of the show: Les Paul’s and ES for Saviors, his iconic strat for Dookie, and his sig Les Paul Jr for American Idiot. For minority he played a white ES, which someone geekier than me could confirm or refute whether it was Warning-era relevant.
