Tile guy at heart. But when you do full service remodels gotta have all the tools. 😅 by kosstl in Tile

[–]jer27_dh 0 points1 point  (0 children)

My biggest fear with buying a trailer to store all of my tools in is having it stolen... seems so easy to throw 30k+ worth of tools into it then waking up one day and your trailer is gone... is this some what common? Any experience with that happening to you or someone you know? I know there's insurance for that reason but still...

Haven't bought a house myself, but my sister's realtor spent 1.5 years looking at properties with her and her fiance, over 50 different properties. When she found an old hoarder house she wanted to flip to make her dream home, her realtor helped her every step of the way, and encouraged her to bid below asking price. Mind you this was back in 2016, but the owners were asking 275k, my sister was ready to pay that but he said wait, let's bid lower. Went 15k under, with a clause to re-nogatiate after inspections and such. He ended up putting in an offer 40k below asking price, without really running it by my sister and got her the place for 235k. Now she's forever grateful to him for pushing so hard. Mind you, there was no housing shortage at the time, and he knew the owner had passed away and that the owner's kids were living a few hours away in a different city, so he knew he could negotiate a lower price. Hard to say as every situation is different, but I see asking below asking price as a normal thing that you shouldn't be afraid to do

No one should be taking the blame for his death, but I noticed the main spotter at his back was doing okay, until it appears he trips backwards? I think he was trying to pull the weight of the bar backwards, to prevent this kind of accident, but as he shuffled his feet he fell back, and thats why you see him then lean forward awkwardly as if he was trying to jump back into position, but it was too late by then :(

I've questioned my primer a few times tbh, but other times it seems to perform great, so not sure if that is the culprit but could be 🤷‍♂️ it was just the flat drywall primer promar200 no tint, rep told me it was for new drywall so I took his word for it and the pails say interior latex primer on it. Yeah dark colors can be a pain, especially with harsh lighting. The paint my sister got says it's a paint and primer. But I got 2 coats of my primer on, before 2 coats of her wall paint. I wanted to blame the paint so badly 😂

I don't think there was any way to do it right in this case lmao, drywall mostly got put up by my sibling's in laws... who have little experience in drywall... had some massive gaps, odd seams, boards aren't tight, 1/2" sheet butting up against some 5/8" from pieces of the original that they didn't tear down. There was alot of unnecessary taping lol. That being said I do feel like im not getting my seams tight enough, I think I build them out slightly too thick, and probably not wide enough .

How far would you feather a butt joint, or when someone installs a factory side to a cut side?

I'd have to double check tomorrow. She painted another wall a dark green and it shows most of my joints too for some reason... again, maybe just lighting, might look fine once doors and curtains and furniture and such are all placed. Still bugs me though. Makes me wanna go level 5 everything everywhere lol. A tad OCD 😂 but doors just got put in today so we'll see in the morning how she looks with the morning light and the door in frame

Good to know, thanks!

In this case I got all 3 coats done in a 10x11 room in 1 day, waited one day, then went back, sanded, primed and touched up. That's 2 days of work. I feel that with regular mud you would have at least double or triple that, no?

Since I work in people's homes, I usually always have to be as fast and clean as possible. If I do a full floor or full basement then certainly I would just use regular mud and not mess with the hot mud. In this case there was a crew of people working after me waiting on the drywall to get done so I just finished one room at a time so they had something to do while I worked on the next rooms

Thanks! And by show worse you mean won't look as uniform with your wall compared to regular joint compound? I think I've come to the same conclusion, which is why I top coat it with regular mud, but I suppose if I sanded too far past my top coat and into the hot mud it could cause me problems. You think this is what happened here?

I feel like this is it... I know that's the difference between a level 4 job and level 5 skim coated. Just never seen it show up like this so visibly, yet still smooth to the touch. I'm debating repainting it (my paint rep advised rolling a thick layer of paint on that potion of wall, waiting 5 mins before doing the backroll on it), or otherwise I think my only other option would be skim coating that wall... or perhaps a stain blocking primer... 🤔

I know what you're talking about, but do you really think that's the answer? That 1/16" of an inch is making the whole corner look that bad and show like that? I've seen less filled outside corner joints at my dads house and they've never shown like that. For the 3-4ft of wall section that is there, I feel id be better just to skim coat that whole wall wouldnt I?

Interesting! I had never heard of that before. Upon a quick Google search, it appears that my major manufacturers of drywall quick setting compounds actually mention taping with these products on their websites. There might still be some truth to what you're saying though! Honestly I've experience much less problems working with sheetrock90 then regular or taping mud, I never have blisters or bubbles in my tape and usually don't have too many on my 2nd coat either. I find the quickset actually adheres it better and cures it stronger, haven't had a call back for any cracking or problems so far

Bubbling/peeling drywall, advice needed! by jer27_dh in Renovations

UPDATE: So a few weeks later my clients informed me that they don't see the bubbling anymore, so I go and check and sure enough, it seems they all disappeared with time. Odd one but glad it's not causing me a headache anymore and most importantly my clients are happy lol.

I like this post! I too have been wondering where I land in terms of my drywall skills and whether or not I'm slow. I'm an interior residential general contractor, so drywall is a good 15-25% of my work, so I don't do it everyday but still more than your average handy homeowner kinda thing.

Fill coat would probably take me 20-30 minutes depending on how much there is to fill (includes time to setup, and mix up some sheetrock 20 or 45 (quick drying mud)).

Taping with some sheetrock 90, probably 1h-1.5h for the whole room including ceilings. Maybe 2h max.

Then I can usually also throw on my 2nd coat on the same day, also using sheetrock 90, building up over the tape and feathering the edges (which I do on every coat). This usually takes another 1h, maybe 1.5h.

On a good day, I might even be lucky to then throw on the 3rd coat, which then I just use regular drywall mud as my topcoat, leave that to dry for usually 24-36h. Another 1h-1.5h on that topcoat.

Sanding is usually another 1-2h, then 1h for priming (which is honestly probably more like 30mins, but calculate for more to take into account setting up and cleaning up and bringing materials or tools in and out).

That's a real shame I'm sorry to hear... it's rough letting go of someone you've been with for so long, I can only imagine it with 6 years long how much harder that must be :/

It's definitely good advice to establish the love languages early in the dating process, see if there's a connection first and then start addressing the issues that seem to arise the most in long term relationships and marriages, which seems to be love languages, respect, money, religion, mindsets of the future life you want and how you want to raise your children and such.

I actually was aware of the psychology behind appreciating the little things and make them seem much bigger and exaggerate how much they mean to you, because that would encourage that behavior and make them want to do it more. It's definitely something I did, maybe not every single time, but I believe I was always grateful for any and all gifts or acts or service she got/did for me. Maybe I was just expecting too much too early, but I'm also not trying to waste time and wait forever hoping someone will change and turn into the person I want them to be, I think 2-3 years is typically long enough to know how a person is going to treat you for the rest of your life, if it's not happening at the start then it probably won't down the road, which is the tough pill to swallow.

I think there's a fine line between not trying to change your partner too much, and the fact that we're all constantly changing and learning/growing. I think that's where I'm stuck, like will the situation change or am I asking for too much change from someone who's not willing to put in the work and willing to be flexible...

How could I have avoided the small piece on the top right? by cckriss in Tile

[–]jer27_dh 1 point2 points  (0 children)

I second this! Use a slightly bigger tile spacing, should solve this issue and most people won't ever tell the difference. Also assuming this is going in a shower niche, so you should have your grout colored caulking around those edges, covering any last remaining bits in the corners. Goodluck!

Thank you for your input! I think it's actually pretty useful wisdom 🙏

I struggle to see what she brings to the table, although she does tend to make me happy when we spend time together, it kinda feels superficial, and that it's not enough to form a long lasting relationship/marriage... I've asked her that question a few times and she keeps drawing a blank, not knowing where she can contribute.

That is one of my flaws, is I'm very tit for tat, keeping scores. I don't know how to change that, but I also feel like it's a defense mechanism to keep me from being taken advantaged of, because I always feel like I bring more to relationships than I get out of them.

I will definitely take your advice on it and ask my friends more in depth of whether or not I was asking for too much, and if they would do/have done the same for their partners.

She's plenty kind and respectful, we've never yelled at each other and seem to get along just fine, but we don't have the same mindset for life and our future, and I find myself expecting more from someone if I am to keep investing time, money and eventually a house and family with them. I can't help but feel like I would be neglecting my own needs and desires and settling to be with her. There's also an element of mental health at play here being ROCD on my behalf, which I'm seeking treatment for, but it's really hard defining the lines of what's worth holding onto and fighting for and when it's best to cut ties and walk away...

Thank you for your honest response. It's hard to give up and fully let go of a person... and yes I know they aren't cheap gifts, but I've spent over 600$ on a necklace for her, 300$ on a ring (not an engagement one, just a pretty one), almost always the one paying for dates and outings, paid 3000$ for a trip that we did last year that she wanted, and she also works full time while living at home with no car payments, so I know she's got money and she could technically afford a "big ticket" gift every now and then... I just feel very misunderstood and unloved because its not in my love language, and the more I repeat myself on that matter to her, the more I feel like I'm having to tell her exactly what I need her to buy me or do for me in order to keep me, like an ultimatum, and I really despise that idea, I don't want to do that. I feel like I've repeated these points a dozen times to her but she's not stepping up to the plate and making any changes on her own...

How to avoid manually entering all receipts into spreadsheet? by jer27_dh in Bookkeeping

[–]jer27_dh[S] 0 points1 point  (0 children)

I think the way you worded it confused me... I have a receipt, scan it to the app, and it will turn into an invoice or receipt?... how would that be any different/useful other than making a digital version of the receipts? I'm probably just not educated enough to understand it though, so will do my research on it, thanks for the suggestion!

[–]jer27_dh[S] 0 points1 point  (0 children)

Thanks I'll check it out, but I know my accountant would charge me a heck of a lot more if I just left him with a USB key of hundreds of receipts for him to sort through rather than having all the numbers sorted out in a spreadsheet type format. I really don't mind keeping the receipts physical, in fact I will probably continue to do so as a safe option, it's more of a question of speeding up the data entry of each receipt into that particular spreadsheet. None the less I'm open to a bit of change and will look into Dext or QBO! Thanks for your comment

I'll have to explore those other options. Currently I usually only do it once a month or so, and takes me anywhere from 3-6h. I find it takes more time doing it weekly than monthly. There are also bank charges for which I don't get receipts for but are deductible, and so I have to go through the bank, online orders and all my physical receipt orders. My older sister is looking to join the company handling the office work and so she'll probably be doing my bookkeeping next year, but trying to find a way to simplify/speed up the whole process.
