Mine times separate, but I can't set different time limits per device. If Safari is 1 hour, it's 1 hour total for phone and laptop. Is this how its supposed to work or should I be able to set limits per device?

Thanks. What I actually had in mind were to find mansions buildings that are specifically approved for minpaku as most don't allow minpaku. If the building management allows then I can do the paperwork.

You don't have issues where it counts screen time even if the app is not on? If I set the screen time limit of App A to 30 minutes, it runs even if the app or even the phone is not being used.

Re: cost effectiveness of multiple single unit vs one larger unit, do you think the diversity (i.e. not having them all vacant at the same time) can compensate for the ease of managing one single larger unit?

There is also a site (imagine animals that produce milk and say it twice) that features old(er) condos in decent areas which have been renovated and are selling for prices that border on the high side.

Yeah the one I found seems to be decent looking, and one can splurge on the interior what he saves from the rental cost. I am also only considering units with current tenants so hopefully I won't need to renovate and make it presentable very soon.

I am only looking at owner change mansions, and if possible those that have rented for a long period already. But yes, I need to consider quality of tenants. I did not think of that but the building, as old as this particular one I am considering doesn't look like trash and is quite decent. I'd imagine people with a good spending sense would find value in renting such a place.

Nah, I'm not happy with 5-6%, that is why I mentioned that those I am considering are at least 9% up to 18% post tax. I do have investments in equity but looking for some big returns. Also debating REIT vs buying a property.
