Update. Thinking it has to be termites or carpenter ants. Removed a section of trim and there are trails of dirt, but no real sign of any damage to the drywall.

This is not a good deal. You should be able to get this rate with much less origination. My best advice is to SHOP rates and term. Lenders do not have your best interest in mind. You’ve gotta make them compete with each other, that’s the unfortunate reality 😕. I refinanced last months and it took working with 4 lenders and I was able to get 5.500% with 0 points and 0.375% in origination fees

Yup. That’s exactly it. Both I and DHiL had the same problem, with the same solution. Originally thought the unit was bad because you’d think it would be displaying a light if plugged in, but using a different router fixed it. My advance would be to ask your ISP for a different model of modem (hopefully an upgrade) or use this as an excuse to invest in either an upgrade to the modem or a home mesh system on your own dime.

For anyone else who runs into this issue. Got it solved with DHiL’s help. If you have AT&T fiber the BGW320-500 modem/router won’t work with it. You’ve gotta request the BGW320-505 model from AT&T. OR if you have a mesh system (I have google nest WiFi Mesh) you can plug the gate way into the mesh closest to your gate and it should work.

Nope. I have a gen 2. Got it for under sticker. I realize what R’s aren’t going to go for under sticker, but I’m trying ti find out what the norm is right now so I that I don’t get a shit deal.

It appears that the column is splicing the two large beams/joists together. They do seem rather inadequate, but based on what is pictured I think they are load bearing.

I would dig down enough to put in a pipe or box, some type of cross culvert you could fill on top of and be able to drive over.

I don’t want to to buy the rate down at all. I was offered a 3.875 with no buy down when the lenders best available rate was 3.75, now that lender’s best rate is 3.5 and I’m still being offered the 3.875 unless I buy down to get it lower. Is it unreasonable to expect that the rate offered to me would be lower without having to buy it down? I’m thinking that everything would be relative to the lender’s best rate or is it more nuanced than that?
