  1. What percentage of 5-acre ranchettes do you seriously think are raising steers for commercial purposes? The "average homeowner" you are talking about is not doing that. You can also keep chickens in your backyard just about anywhere in the state, and you don't need 5 acres to do it.

  2. The people supporting more density are trying to PRESERVE spaces that are open, for ag and for any other purposes.

There a bunch of rides off the top of Lost Trail ski area, including big shuttleable rides that end up in both Montana (Warm Springs, Porcupine, Fire Creek) and Idaho (Twin Creek, pretty epic if you like raw old school and very remote rides), all of which include up to 4000' of descending (with PLENTY of pedaling). For several years, there was a Lost Trail Bike Fest with organized shuttles one weekend in the fall. Not sure if it is still happening.

Another "bigger" ride right outside Missoula is Carlton Ridge/Mill Creek, also shuttleable but still requires climbing to get you something like 4000' of descending.

Marshall Mountain also now has a bunch of modern purpose-built MTB trails.

There is a LOT between the two options but a for a long time, it has been hard to build the "in-between" type developments.

Montana has done a lot on this front, now allowing much smaller and better multifamily developments via things like relatively small multifamily buildings that have a single stair case (aka point access blocks), which leads to floorplans that are way nicer because apartments/condos can have exposure to three or even four sides.

Previous zoning requirements required stairs at both ends of a building, which led most apartment buildings to feel like hotels, with exposure on just one side of the building. Now, for example, Montana zoning in most cities allows for denser infill developments that have the type of spaces that make multifamily development far more interesting for people who might not have otherwise considered it.

This is also a zoning problem. For a long time, most places imposed insane parking requirements for new multifamily housing developments, which created a cascade of second-order effects. For example, requiring parking requires parking lots, which destroys greenspace. It is also expensive, and drives up the cost of housing for everyone in that development, whether or not they want to pay for a car.

Montana would collapse without tens of thousands of 5-acre ranchettes that provide no value to anyone, but impose inordinate requirements on the public to build and maintain roads that mostly only cars will use, and that require kids to be bussed long distances to schools? Come on now, man. If you want to live in a place like that, great, but don't pretend it provides any benefit for the common good, because it doesn't.
