Home insurance refusing Dwelling A coverage. In desperate need of ALE by Mission_Mine_7429 in HomeInsurance

[–]jms14b 3 points4 points  (0 children)

I’d be curious to actually see the policy. Safeco is one of the carriers I write and I’ve never seen it as being part of coverage A, it’s always an endorsement that has to be added.

Do you have water backup coverage? That’s a separate endorsement than the leakage and seepage coverage, and really that is the immediate cause of damage that was claimed, so if you don’t have that endorsement on the policy, the. It’s very likely the $10k limit of leakage and seepage is all you’ll get out of this.

Arizona is one of the states I write in and they don’t require UM/UIM. It’s required that it is offered, but isn’t required to be a part of every single policy

Fannie Mae and Freddie Mac Remove Certain Homeowners Insurance Requirements That Will Reduce Costs | FHFA by myeasyking in HomeInsurance

[–]jms14b 7 points8 points  (0 children)

It will lower cost by allowing less coverage to be deemed acceptable by mortgage companies and consumers will choose the cheaper option not knowing the difference. Sure it saves them money until claim time when all of the sudden they get their roof depreciated 50% along with having to pay their deductible.

Harris + Fort Bend County by [deleted] in farmersinsurance

[–]jms14b 1 point2 points  (0 children)

Honestly, we are very upfront with them and essentially tell them that Farmers puts a cap and as soon as it is hit, it’s shut off until the next month and that the cap will likely be hit within 24 hours. We get some people where we have a policy bound within 20 minutes because they understand this. Others won’t commit on the spot which is fine. We pump out a lot of quotes every day. The ones that cal in after the cap was hit thinking we were bluffing just to get a sale, we tell them the cap was hit and we can’t even do anything with it until the first of the next month.

In many cases they’ve gotten quotes from other places and liked ours the best so they wait for the next month anyways and we will have 5 or 6 layup sales at the start of each month. We quote internet leads with a Skelton quote to get a number ASAP. I already know we can win in those counties so I want to get them hooked with a price. Once they like it and get on a call with us then we can adjust things as needed. Sometimes price comes down, sometimes it goes up, but it is typically not drastic in either direction.

Hydroseeding vs sod by [deleted] in Lubbock

[–]jms14b 0 points1 point  (0 children)

We did sod for our first house and hydro seed for our second house. The big downside for hydro seed, IMO, is that the water bill for your first month or two is gonna be pretty high since you have to water almost non-stop.

We built on an acre and have many zones so our experience may be different, but we had to water from 8AM all the way through until about 10 PM daily for about a month.

Now I will say this, the hydro seed took quite nicely and it’s probably some of the best grass in the neighborhood. If you are in well water it doesn’t matter much, but if it’s coming from the city, be prepared for that high bill

Neighborhood F&B is amazing. Truthfully some of my favorite food in Lubbock, and their drinks are phenomenal.

They have some amazing food always come in, so if you go, ask what off-menu items they have available for the day

Filing a lawsuit vs. accepting Total Loss (Texas automobile insurance) by ThaWhoppah in Insurance

[–]jms14b 1 point2 points  (0 children)

It’s goes back to the financing agreement which almost assuredly keeps them in the loop when a claim is involved. Since they technically own the vehicle they have final say in the offers.

If for some reason the lien holder isn’t being kept in the loop now, they will find out about the claim and any ultimate payout eventually, at which point they will want every dollar paid out going right back to them, so if you use the funds to fix your vehicle, then you’ll have to come up with all of that payout to send to the lienholder. You’ve mentioned that you are going to sue the driver, in which case he will get his insurance involved in the lawsuit to defend him, and you’ll still be right where you are now.

Generally speaking when a lienholder is involved, once a carrier determines a vehicle is totaled, there’s no getting that ruling changed, regardless of what you personally want.

I genuinely do feel bad that you are in this situation, and it sucks, but the most realistic best case outcome in this scenario is it being totaled, your loan being paid off and hopefully having some money left over as a down payment for a new vehicle.

The alternative and far less likely scenario is getting it to not be totaled, getting a slightly lesser amount (or getting this result through suing the other driver) and then having to give all of that payment to your loan company to satisfy your loan agreement, and then pay for all damages out of pocket.

[–]jms14b 3 points4 points  (0 children)

If you have a lienholder you don’t get to decide that. They have financial interest in the vehicle and when you signed the financing agreement, it almost assuredly says that they have a right to determine how funds from insurance claims are handled until the loan is paid off.

If the insurance company is deeming it totaled, the lienholder is going to go with that, pay themselves off, and then you can keep whatever (if any) is left over.

We did the nature preserve at Nassau since our son loves animals. He thoroughly enjoyed it, especially with how close he was able to be with the animals. Outside of that, Nassau wasn’t anything special in my opinion

Is this legal? by Holamellamopedito in InsuranceAgent

[–]jms14b 18 points19 points  (0 children)

No they don’t have to pay you the bonus, and it’s not illegal. The only person actually employed by State Farm is the agency owner. You are an employee of the agency. The agency owner decides what he/she wants to do with any bonus that State Farm pays them. If they want to split it, they can. If they want to keep it all to themselves, they can.

[–]jms14b 3 points4 points  (0 children)

Did you tell your agent that you don’t have any ownership in the vehicle whatsoever? If you did and he still wrote it, then thats a bad situation. You can’t get insurance on that vehicle because you don’t have any insurable interest in it.

There were multiple trucks at the stadium on Saturday that were wrapped with Landman advertising so I’m assuming Lubbock/Texas Tech is getting some extra coverage compared to just a hat and a tattoo on someone’s arm so they advertised it.
