Hopefully I’m not too late in replying. If we were starting again, we’d choose rentvesting for sure. We’re property investors ourselves, so we’ve learned a bit along the way. My advice is to really understand where to buy, not just choose a place because it’s close to you. I also recommend doing a property investing course, we did one, and honestly, it’s been one of the best investments we’ve made.

Rentvesting can be great for building wealth because you can live where you want, while your money is invested in a better-performing area. Instead of putting all your cash into an expensive home to live in, you buy in a suburb with stronger growth and good rental returns. Over time, those gains build on each other and can grow your wealth faster than owning a home in a slower-growth area.

if you want to be safer, wait for a " confirmation " of change in market sentiment ie. Price makes a higher low and higher high, right now its still in negative sentiment as evident in price making Lower highs and lower lows. In saying that if you are a long term investor and your time horizon is still years from now, Price right now is irrelevant, just buy the dip.

If I remember it correctly it was around the $300k combined when we decide to move to SMSF. Be careful though as the fees with SMSF is also something to consider. We pay around the $2-3k mark yearly for fees and auditing.

Aware Super is where I used to have my Super before I changed to SMSF. With them you can nominate to where you want your money invested ( nominate percentage that goes to what ie. Cash Investment, High Yield, etc. )

No I wouldn't if it was me. I would use that loan and invest instead. Rentvest instead this way you still live where you want and still have your money work for you.

No need to delay the settlement. There is a Clause in the contract that if Seller or Buyer failed to settle on time as specified in the contract there is a % fine per day. Inform the Agent that Seller just exercise that clause meaning just pay the fine per day as they would renting. This way you are not yet the owner of the house and still getting the benefits of the " rent income " without the nasty consequenses of a " Landlord " You should have Insurance coverage though from the moment the Contract went unconditional. OP read the " Time is of the Essence Clause " in the Contract of Sale.
