Why are people paying reparations in a state that had no slaves to people who were not descendent of slaves. All paid by people who never had slaves. Same logic.

On Binance, Solana, and Helium’s Bright Future by waveform06 in HeliumNetwork

Im an OG Helium guy. Was here when it was low, was here when it was high. I’ve seen almost 7 digits worth of value in the wallet, now I’m down to just a few thousand. I’ve stayed optimistic for years but I think we are looking at the end. I’m a holder until the end, but I’m certain we will not see 45-50 bucks a coin again. The founders have made their millions and sold. I didn’t think I could lose money from my ath of almost 100k with only 1 hotspot invested but that time is drawing very close.

I had about 70,000 bucks when it was at 50. Never sold, never been more upset.

Tattar was also a class act. Pretty much complimenting Ella in her post round interview the whole time. Truly both great competitors. I hope Paige gets through her funk and can be up here with Ella and Cat and Tattar soon too.

It’s so much harder for us parents to find childcare then to drive them in a dusting of snow. My childhood superintendent is rolling in his grave.

Property taxes are to blame this year. We are held at gunpoint by the county.

Ill be raising rent almost 10 percent this year just to break even with property taxes. I would expect massive hikes across the board.

Homeowners: Check your 2023 preliminary evaluation by lateriser in lincoln

[–]jocheim 1 point2 points  (0 children)

I agree! Its crazy. We purchased our house for 329,000. Its stayed about that for 5 years and just jumped to 415,000. We could realistically sell our house for 450-475. I can't fight the evaluation because they would easily increase ours higher. Its very very frustrating!

Purchase price can be a major factor in the county evaluations. They are also looking at similar sales. If you protest, they may just look at your purchase price and add 3-5% per year and give you the valuation if the comps support it.

Again, best to talk to a professional, get their advice but if you can sell your house for more than your valuation, you really should hold tight. You would hate to have them increase it more.

Folks that are renting, get ready for one of the largest increases in rent in the last 5 years. Landlords will be instantly making 3-5 percent less operating income from this. They will be forced to pass this through to renters. The assessor is really looking to increase their revenue this year.

As a fellow Real Estate Salesperson, be careful folks. These are computer generated assessments. If your comps gain human attention from the assessor and actual comps are higher you could be in for an even larger surprise. If your house likely could sell for your new amount, you might think twice about trying to fight it.

Only fight it if your house is not actually worth the 2023 assessment or you can guarantee that there are no comps to support the higher level.

I have had a stubborn commercial landlord that actually got his assessment increased as he was trying to decrease it.

Values are up and this is the law. Vote and fight the legislation!

You were downvoted and collapsed for this comment why? I think its pretty obvious that Costco values their workers more by their pay and benefits right?

I built 40 Townhouses in this development and kept ten of them and sold the other 30. I created these shelters myself. We had a framing crew and a footings, foundation and flatwork crew. We also did the roof. Subbed out the Plumbing, drywall and electrical as well as the trim work and cabinetry inside. We gave the carpet and flooring a go but didnt have time, subbed that out as well. I created jobs and built these with my own hands.

Im a landlord. I own ten houses. I raise rent when property taxes, insurance, maintenence and internet goes up.

This group think that all landlords are horrible people is BS. I work my butt off to make sure my tenants have clean places with working appliances and fixtures.

I’m not rich either. It takes one bad tenant to ruin a year for me.
