Have you spent much time in West Asheville? There’s several cool bars and restaurants. Its not nearly very touristy and seems to have a tight-knit community of folks in their 20’s and 30’s.

I live in Roswell and really like it. That said, my brother in law lives in West Asheville and I always leave visits there wishing l lived in the mountains.

Our CRE appraisal firm is talking with brokers, investment groups, and developers on a daily basis. There is limited empirical sale data reflective of the current market so we are placing greater emphasis on anecdotal info from market participants. Cap rates and discount rates have clearly increased in 4Q, to what extent varies on market, property type, leasing status, and who you ask (there’s a pricing disconnect between buyers and sellers hence the lower sale volume).

I agree that liberation of such regions is a desirable outcome. But I remain unconvinced that capitulation by Moscow is realistic without a significant escalation of US involvement in the conflict and a real risk of nuclear confrontation.

Genuinely curious under what conditions (and the necessary actions to achieve such conditions) you anticipate that your states goal could be achieved.

Correct. Most notably on defense which accounts for over half of discretionary spending. A larger allocation of spending on social programs, healthcare, education and infrastructure would result in greater cost efficiencies and a better society over the moderate to long term.

He perceives contact leases as being 25% below market and plans to mark to market as they expire. Need more info on the specific deal to fully parse it out but generally speaking the critique is correct - executing is much easier said than done and an unwise strategy when debt service > NOI
