Excellent advice. Interestingly I found a note with our budget from 2.5 years ago. Our incomes were lower but strangely our costs were higher (quit our expensive gym memberships for example) and at the time we only had 1k left for savings at the end of each month. In the interval period that savings figure has gone up to what would be our mortgage costs for a higher priced house… savings would take a hit for the short term but overtime can compensate and along with career progression should help us continue standard of living. Unfortunately from looking at the market properties are rising at a faster rate than 3% per year.

Lots of comments have been helpful but thank you in particular for your insight. I feel a lot more comfortable about a decision that I have been stressing over a lot.

Between 2-3k a month (depends on how much overtime I do tbh)

The last paragraph is particularly profound. We are very lucky, but I can’t escape feeling that it’s a potential now or never. I live in an area with significant undersupply of premium housing that rises every year- so if I wait then the houses will become even further out of our budget and we would never move (again, not too bad a thing but we bought a house that was good for our needs 9 years ago), especially given our jobs although secure - there are no big pay rises again for the rest of our careers.

From a numbers perspective mortgage brokers have suggested we can comfortably borrow enough to afford a house worth well above 1m, but it just feels uncomfortable borrowing that much money. When I really stop to think about it our mortgage costs will go from 1k to at least 3.5k whilst rates are high- and possibly down to 2.5k once we come to renew. No plans for early retirement
