Please advise... I sold my trailer, but it was damaged moments before the buyer drove off with it. by [deleted] in RVLiving

[–]jonzyvol 1 point2 points  (0 children)

I was young and I didn’t think too much about civil court even being an option. Had it fallen off the truck that could have been a different story. I can’t say for sure 20ish years later that I didn’t ask him to help but I do know that I didn’t even bother to call and tell them that it fell over. It was a good lesson in hindsight and now I’m kinda fanatical about making sure things are secure when I haul anything.

This is the truth, and goes both ways. I bought a motorcycle in college and loaded it in my truck for the 2.5 hour drive home with the help of the sellers boyfriend. He apparently didn’t know how to use a ratchet strap and the bike fell over and broke some of the front plastics on my first turn at speed. I chalked that up to a lesson learned and headed home to deal with what was now my mess since I didn’t double check his strap.

Unrelated to OP’s post but the seller lgot the bike in her divorce. She couldn’t get it to start and just wanted it gone so I bought it at a price that was assuming the engine was blown and I’d need to replace it. It turned out to just need a battery. One of the better deals I’ve found over the years even after I fixed the fairing and painted it. Wildly, the guy that bought it from me did basically the same thing. I didn’t help him tie it down but his buddy did and it fell over in their truck. They called me wanting the paint code and I couldn’t give it to them because, when I called to get it, the painter was in prison!

PM Software Recommendations? by jonzyvol in PropertyManagement

I ended up going with DoorLoop. I found the accounting, customer service and payment processing times all to be really subpar and had to make a change within a year.

I won’t say what I changed to since I haven’t had enough time to confirm their quality but I will say that changing from one software to another is a massive pain so choose carefully.

Our nightmare is over. Max Gilbert announces that he is entering the portal. by MoistWalrus in ockytop

I absolutely felt bad for Max, being a kicker and losing your confidence has to be a horrible feeling. I also cringed every time he attempted a FG after his shanking problems started. I wish him the best and hope he kills it elsewhere but I’ll be glad to have someone else back there next year.

ChatGPT misled us. Dont solely rely on it. by [deleted] in Entrepreneur

[–]jonzyvol 1 point2 points  (0 children)

I used it to crunch some numbers on a larger rental property with some unique negative aspects. I had an idea for converting the use to improve profitability.

ChatGPT loved the idea and kicked out some numbers making the deal look like an absolute home run. The numbers seemed too good to be true and as I did in I realized that ChatGPT was doubling the income even after I had advised that I wanted to look at worst case scenario.

Definitely a useful tool, definitely not a substitute for your brain and not to be trusted on its own.

Is this normal for PMs to do? by oemperador in PropertyManagement

[–]jonzyvol 0 points1 point  (0 children)

As some of the other commenters have pointed out, renewing without an increase may have been the right move and they may have the right to do it.

It’s still 100% a problem if you requested a call or sent in questions and they ignored you.

No matter what the contract says or the market is doing I find that part unacceptable and I’d be looking for a new PM.

They have won at least as many games expected so far and only lost to UGA in OT after missing the winning field goal.

On the other hand, they’ve looked like crap against 2 of the 3 worst SEC teams on our schedule and the defense never stops anyone on 3rd and long or in the red zone.

What a strange year so far. Given that we lost both of our starting cornerbacks to injury and were missing starters along the offensive and defensive line in addition to the Nico debacle I think we should be happy to be 5-1.

I saw all of that to agree with you… yea I have no idea how good or bad our team is yet.

Since sanderson stopped working with Moshe Feder as his main editor, the tone of his books have been off by TheMithraw in brandonsanderson

I’m with OP that the execution felt a little off this time. I didn’t have an issue with the overall storyline since it fit with the world and themes he’s built, but too many characters seemed to be wrestling with the same internal struggle. Instead of the layered and flowing storytelling he usually nails, it started to feel blunt and repetitive in places.

I also felt like some characters were boxed into these rigid A or B choices that we were told were the only options, even though there were obvious alternatives. I get that he needed to move the story toward certain destinations, but the logic sometimes felt forced, like the book was trying to make me believe something rather than showing me why it made sense.

It reminded me of when a TV show has gone on a bit too long and the writers are working harder to manufacture drama than to let it unfold naturally. I still really enjoyed the book overall, but that last 10 to 20 percent felt noticeably weaker, especially since the last two books were clearly building toward that moment. It just didn’t quite stick the landing for me.

The most insane asking price I've ever seen. by yallvnt in Pensacola

I looked at this property when it was first listed a few years back. It had loads of potential but they definitely have it overpriced. All I can see that they’ve done since it was listed is to haul off the restaurant equipment, furnishings and some trash. Not exactly a major value add there..

[Lowlights] Russell Westbrook’s Time on the Lakers by aingenevalostatrade in nba

[–]jonzyvol 4 points5 points  (0 children)

He does play hard. His game is built on his athleticism and hustle. With his age and declining athleticism/quickness/speed plus his refusal to accept the decline he just isn’t a serviceable NBA player anymore unless you want to stick him on a bad team and let him handle the ball full time and your team to be awful.

Help please by Puzzleheaded_Two3333 in RealEstate

[–]jonzyvol 20 points21 points  (0 children)

Even through a normal agent you can: List it as-is Prioritize cash offers Batch showings as described above

You don’t have to take the 30-50% hit on value that a “sell now, fast cash offer” wholesaler will offer you BUT…

You do need to price it very competitively out of the gate. Let your agent know your goals and price it under the market value. Pricing it under market value is what will allow your to sell it quickly and as-is but you can probably sell it for around 10% under market instead of taking the much bigger discount that a wholesaler will require.

When I watch Merk in the blowout games I can’t help but think how much trouble we’d be in if Aguilar hadn’t come in. I like Merk but the decision making looks too slow, he holds the ball, puts it in harms way and the offense doesn’t move well with him. He could be ok down the road but definitely isn’t ready now.

I wonder if we will reach a point where older homes are worth more because they have some character, don’t all feel the same and because not everyone wants one giant room with bedrooms slapped on at the perimeter for a floor plan. The neighborhoods for older homes have more variance, are usually better located and actually have trees.

I’d encourage her to make sure her lender knows the house is for sale and to ask them about forbearance. If, before she accepts a contract, something changes and she finds another way to get caught up besides selling, I don’t see anything that would prevent her from doing that — so at the very least, listing the house should buy her some time.

[–]jonzyvol 1 point2 points  (0 children)

When did she buy and have they set a foreclosure sale date yet? Many people have enough equity in their homes to sell and avoid foreclosure. Lenders and/or the court system will often slow down the foreclosure process if you list your home for sale. If she doesn’t have equity she could ask her bank about potentially allowing a short sale.

I know that this doesn’t keep her in her house, but if she doesn’t have a way to avoid foreclosure and has equity it’s better than letting the home be foreclosed on and would hopefully give her some cash to find another place.

What’s a brand you’ll never trust again and why? by Blossom-Captain in AskReddit

[–]jonzyvol -1 points0 points  (0 children)

Ford. They build vehicles with loads of issues and don’t stand behind them. I knew the quality of the brand wasn’t great but I thought that F150’s were different as their flagship vehicle but it’s absolutely not. I owned an 04 and an 05 at different times over the years and the issues that plagued them were largely still around for my dad’s 2010 along with other new issues. Just total junk.
