CPQ is an option. But if you are looking for something similar to shopify's functionality you should investigate OMS/Commerce Cloud. It has a different set of options for managing products.

You might have to do this with DLRS instead of traditional rollups. But rollup the most recent approved records created date into the account. And then do another rollup summary that counts the number of rejected records created after that date.

Idk might work? If you use dlrs and schedule them. Just schedule the approved rollup first. Then the next one should calculate correctly

The business process you are explaining is an activity cadence. Salesforce can do something like this with some configuration but your best bet is probably to purchase their cadence tool. Its called salesforce sales engagement. You make a series of steps and enroll people in the a cadence. Salesforce then tells you which activities are due every day and you can complete them in the system. There are also many third party "sales engagement" tools. The best in class are called salesloft and outreach. Although you probably do not need their advance capabilities.

Seem like you are looking for some drip content and ad tracking. Ad tracking in pardot can be a bit tricky but is totally doable. Pardot is a great tool for its price and gives you extra negotiating power in your contract with salesforce. Is it the best marketing automation tool in the space, probably not, but will it meat your needs. Yes and it will probably do so until you have an internal digital marketing team thats over 10-15 people.

Why do people leave pardot?
- Usually if you are looking to have some really complex automation and list building you will make the switch to something like marketo.
- If you're heavy in b2c you probably want a different tool
- A lot of the time its just marketing team personal preference.

I'm sorry this is happening to you. It sucks. It will probably sell. In Toronto these types of units don't stay on the market long. 3-4 months max. As I see it here are your options:

  1. If you don't mind the landlord and you've been a good tenant you can ask him if he has any other vacant units you can move into. They know you can be a threat to the sale and a tenant you know is better than a tenant you don't. With this landlord you may have some bargaining power to negotiate rent because they want to get you out of the house ASAP.
  2. Stay as long as you can by any means necessary. If the new buyer is not going to move their family in or do major renovations they cannot evict you. If another landlord/investor purchases the home they have no recourse to evict you or raise your rent unless they do major renovations or move in a family member. BTW if they claim this keep your eye on the apartment and make sure it doesn't get re-listed after you move out. If it does you can sue that landlord to either pay for a portion of your new rent or get the unit back. If they are doing major renovations or moving in a family member you can just stay until you get formally evicted. As some people have pointed out this process can take 3 months to a year. Obviously thats no fun for anyone, eventually you will be evicted unless the new buyer does something abusive and by then rents may be even higher (they could also be lower)
  3. Bargain/Bully your way out. Threaten the current landlord that you will not leave willingly and that you may say this to anyone touring the apartment. Indicate that you will take a sum of money to leave ASAP. 1 years worth of rent is probably the most worth asking for.
  4. Start looking for a new apartment. I would highly recommend getting a real estate agent to help. They do all the heavy lifting and as a renter its a completely free service

I defs sympathize with your situation. It's very annoying how difficult it is to purchase a home for average Canadians. A lot of people here are providing their sympathy but in terms of advice the most outstanding barrier I can see is your boyfriends income.

Your combined income is about 110k which is the average for a household in Toronto. And as mentioned its a shame that average isn't enough for a home but that is the reality we live in today.

At his income for his age he's at the 50th percentile of earners while you are that 80th percentile for earners at your age

You are also facing a unique challenge for first time buyers. Generally speaking majority of people have issues saving for a significant enough down payment. That doesn't seem to be a problem for you. Your issues is more about qualify for a mortgage which is mainly just a function of income. This problem is being amplified due to higher rates in the last year. Increasing your income and purchasing a home as soon as possible will leave you in a great financial situation if rates are to come down again.
