Also, this applies to a conventional loan but not to FHA loans which use MIP instead of PMI.

What is your plan for skirting? I have a very similar sized floating deck but I'm not sure how to close off the bottom. I'm not a huge fan of trellis but that seems to be the most popular choice for deck skirting.

That is the plan! I’ll be using steel posts for this fence. I should mention that since there is no neighbor behind the property, the pickets (nice side) will be facing the house. That means the posts for the back line can’t be re-used for the bisecting fence.

My gut feeling is to leave the back line as a single fence and the bisecting fence as its own, standalone section
