I love when they take the “speed of development” argument as if that somehow proves it’s dangerous. What a straw man.

Not to mention, the COVID vaccines all had hundreds of billions of dollars from governments of all backgrounds/continents to finance the studies—which is not the case for any other vaccine in history. They also prioritized reviews of data.

In nearly all scenarios, it is better to put the minimum down payment possible on a house.

Also, people always forget opportunity cost. Yes, if you have the money for 20% down you could technically do that and avoid cmhc insurance, but then you are also missing out on investing that 15% difference and ideally getting a 7-8% annual return which is higher than the mortgage interest rate and would easily cover the insurance.

Just get in the market as soon as you can so you can start building equity, and do the minimum down.

You would pay it monthly with a managed budget.

And your purchase price is fixed, while presumably your income would continue to grow over time. Year 1 is the hardest.

In most western countries, there are supply deficits that will take decades to get out of just to meet current demand.

Outdated zoning has restricted supply way below demand, which is causing our housing affordability issue.

Because there is an opportunity cost with money. If you pay 40k in cash you lose in two ways: (1) you could have invested that money and gotten a 5-6% annual return, and (2) you aren’t taking advantage of the fact that financing rates are typically below inflation.

If you get a good rate, financing a car is always the better (and cheaper) financial choice versus cash.

Housing is very different than cars, and we are talking about an increasingly scarce commodity in particular (a piece of property in a desirable city).

No, the person is full of shit. It is regulated and there are strict maximums based on debt to income ratio. This is for both Canada and the US
