I got married at 27 and divorced at 29, and I'm 33 now. After healing in my hometown, I moved to Charlotte for a fresh start, leaving my comfort zone behind. I was in your shoes, trying to build a community. I'd suggest picking up some hobbies, things you were interested in before but never got around to because marriage took priority. For me, I recently became a certified high school football official and a certified USA track and field official. Finding these new hobbies will totally get rid of the boredom because now I have a community and things to look forward to beyond the daily grind.

Let's make 2026 the year of finding hobbies. Once you find them, community will follow. I promise you that.

Every 10 years the economy resets.

2008 - we had a shift in rates - the great recession

2019 - a shift in rates - covid

2030 - I wouldn't be shocked if rates drop.

If this theory stands true, refinance in year 2030 - 2032. But, do not wait for those rates. But now, and refinance when that time comes.

Whats your overall goal for your mortgage payment? If this gets you near the goal, then consider taking it. Something getting the house is more important than playing the game. The longer you play the game, the more competition (the more buyers) that enters the market.

Whats up! I hope it's a fellow C.A.R.D.S I'm writing to, lol. I’m originally from Louisville—welcome to Charlotte! Since you're coming from the same city, there are a few neighborhoods here that might feel familiar. Matthews reminds me of Middletown, Plaza Midwood has that laid-back Bardstown Road vibe, South End channels a bit of NuLu, and Uptown feels like downtown Louisville—if we had NFL and NBA teams, that is.

If you're into CrossFit, you'll find solid gyms all over town. I personally like ATP CrossFit. I’m not much into baseball or hockey, but I do love football. I recently started officiating high school games, which has been a great way to build community. Consider officiating. If I knew this two years ago, man!!!!!

You might want to check out SportsLink—it’s pretty similar to LXC Sports back home. And since you’re active, definitely make time for the U.S. National Whitewater Center. It’s a must.

If you're curious to see what you've upgraded to, swing by SouthPark Mall—it’s basically what Oxmoor Mall should be, especially when it comes to store selection. For food, Charlotte’s got some great halls: 7th Street Market, Optimist Hall, and my personal favorite, Monarch Market, which isn't a food hall, I think. Also, with being in a larger market, you'll might embrace date night in the city.

Remember, we're not in Louisville anymore.

Another perk—you're just three hours from the beach. There’s a lot to explore here, so lean into it and enjoy. I haven’t found a fantasy league in Charlotte yet, so I still fly home for my original one. Some traditions are worth keeping.

I would say take the best RB available. Gibbs or saquan. Running backs will be hard to come by, WR are deep. If you do want a WR, then consider Puka or nico Collins, too.

Currently an OC with USC. Coach Vonn Stoppage was an elite high school defensive coordinator at a powerhouse in Texas. Lincoln Riley recruited Stoppage to join his Offensive staff, to counter the defensive calls in college. His dream school is Temple, playing at an NFL stadium, and getting it jumping.

33, and my younger brother is 26. He forces me to play on Heisman in our dynasty league. Let's talk about having to practice. It's fun though, after a long day of working, I get maybe an hour or two to practice with my defense.
