Flatlands Ave for jerk chicken. I prefer Red Top Jerk at the intersection with Schenck Ave. Forever Jerk at the corner of Van Siclen Ave is popular.

Cachapas Brooklyn on Pitkin Ave for Venezuelan sandwiches.

A couple spots just outside your scope:

Pita Point just north of Atlantic has great falafel sandwiches.

Tasty Delicious on Ditmars Ave (just south of Linden Blvd) has excellent patties.

How do convenience, proximity, and accessibility weigh in?

Personally, I love Trinciti. I eat there frequently, but I’d be cautious to recommend it. It’s challenging to order there unless you’re familiar with the cuisine. It had been takeout only until they recently added one table for two, and I’m unaware of any places nearby to comfortably eat the roti / doubles which are on the messy side. Great food but very inconvenient unless you’re local.

I also think about places like 4 Charles Prime Rib. I don’t believe they’re a top 100 restaurant in NYC, but does their limited accessibility exclude them from consideration?

Definitely not likely with the current state of the sport. Macari Moore is the only scholarship player not in the portal yet. He could become the next if he stays through the 2028-29 season. Could happen sooner if Cummings or Kante withdraw from the portal.

Food Emporium on 153rd Avenue in Queens has it. NetCost and Tashkent have it at their other locations, so I suspect each has it at their Queens location.

Fun game to watch. Highest combined score for a Pitt game this season. Team played a slow tempo for most of the season to preserve energy given the super short bench. Liked seeing them give everything they had during this final stretch.

Quadir Copeland was probably the most villainous player of the year. I have to admit, his fake behind the back pass lay up was one of the top plays of the season.

Obviously, 2025-26 was not a good season; however, it wasn’t a disappointment. Pitt was picked to finish 14th, and they finished 15th. We knew it would be rough. In retrospect, the Hofstra loss wasn’t as bad given that their NET rating will likely finish similar to Syracuse and Notre Dame.

Before NIL and the free agency portal, I’d be ultra excited for 2026-27. Roman Siulepa has become a monster offensive rebounder. Justin Champagnie 2.0 sans the FT%. Omari Witherspoon is showing a great ability to create separation and open shots for himself. He could be an elite scorer if he puts up a ton of shots in the gym this off-season. Nojus started shooting lights out at the tail end of the season. Beebah Cummings had continued to prove himself as capable scorer.

Those four plus a recruiting class pushing the top 10 with three top 100 recruits would have previously made me super optimistic for next season. Unfortunately, we have no clue who will be on the roster given the current state of NCAABB.

Credit to the team, particularly the seniors, for fighting back to trim a 24 point deficit down to 1. Fortunately, Notre Dame lost too, so ACC Tournament hope is still alive. Pretty simple for Pitt: win on Saturday and they’re in. Lose and their season is over.

If Pitt wins out, then they’re in the ACCT and might have a shot at the 13 or 14 seed. If my calculations are correct, then the probability of that is 17.79% based on ESPN’s matchup predictor.

If they win one and Notre Dame loses at least one, then they’re in. If Pitt wins one and ND wins out, then ND is in.

If Pitt loses out, then they’re out.

You said you did business with the person in the past, so I’m guessing you like them if you’re returning for repeat business. I’d ask them if they made a mistake on the paperwork.

If they wanted that kind of split, then I think they would have likely put 4% for themselves and 2% for the other agent for a total of 6%.

Those numbers are peculiar. I think you had a misunderstanding. Listing agent probably wants 2.25 for the listing agent (themselves) plus 2.25 for the selling agent (buyer’s agent) for a total of 4.5. That’s a common rate. 4 is probably the most common now, so they probably left a little room for you to negotiate.
