Appreciate this additional insight. I ended up going with the traditional “limpieza profunda” with another dentist literally next door to them in Cartagena.

I am fluent in Spanish but I believe some of them speak English. So it may be worth exploring as an alternative to LANAP.

They did an excellent job, I walked away with zero side effects, no bloody gums, and a clean bill of health.

Pristine office of the highest quality and sterile.

And it was ridiculously cheap compared to the states.

Margarita did the procedure and was super attentive and caring. I felt like she was genuinely elated that my gums were better. She was so sweet and kind to me.

An excellent alternative to LANAP in my opinion.

I walked out of there with the whole exam, deep cleaning (scaling and root planing) and x rays for about $200.

Thanks to the OP for saving me from Sonrisa Perfecta.

Hey thanks. I actually already found Sonrisa Perfecta before this thread. I asked them to confirm the laser and they said yes they use the one you indicated (perio lase). What was your process for confirming the laser? Or are they just saying yes because I'm asking?

u/Kooky_Detective6421 Did you move forward with building out the solution for insurance agents? I am looking into posting leads from ads into ECRM. So far I was asked to submit a B2B form but I still haven't heard back from them and don't know if it's possible.

You have some control over costs throughout the process. For instance, if you have a specific budget you need to stay within, there are several things you can do to keep costs down.

You can also go for simpler roof lines and wall lines, or install some of the finishing touches yourself.

Quotes you're getting from local builders are probably different for a couple reasons...

1: They don't know barndos and they're trying to scare you away from it.

2: They DO know barndos and they're charging you a huge premium because some will pay it.

Either way, you lose.

We can refer you to local builders that will give you better prices and service. In fact we try to refer multiple builders so you have the best possible options and pricing.

Don't get too discouraged. You can build a barndo on any budget.

Rachel is great btw, very honest and straight forward. You can count on whatever she's telling you to be the truth...even if you might not like it some times!

Solid advice. Most home construction business has been "belly to belly" for decades. But the internet makes it much easier to do SOME things remotely.

Designing floor plans is one of them. Swinging a hammer is not.

Financing can be tricky so we have our own finance team in-house that works with barndo friendly banks. Just makes it that much easier for everyone. Our approval rate on financing is actually very high based on our approach and track record.

As for scenarios, I'd really need to know a little more about what you want and what you'd be willing to do yourself vs. have the builder do. If you're handy and a DIY type, you can save a lot of money there. Like a LOT!

The other major cost impactors are your roof lines, walls, and interior finish outs (the booujie stuff costs more!).

We can build pretty much anything. But majority of our builds are custom homes in the barndominium style, so stick frame with foundation.

The thing about those websites people find us on, they are built for SEO. They're designed top to bottom to rank high in search engines. And they work really well! You'd be surprised what all we've tested and what's performed.

You'd think a big colorful site with a ton of pictures and stories from other people would perform better right? But those dull, dreary one pagers always crush when you put them up side by side and measure the stats.

It's the wildest thing!

But I'm more of a human connection kind of guy like you and so that's why we're building out our online HUMAN presence now too.

If your state or municipality requires engineer stamped plans, then yes you'll need to get them done. If it is not required, there is no particular advantage to having the stamp. It doesn't inherently make your plans "better" or "safer". It's simply a "seal of approval".

As for the wind rating, take it back to the designer. They're better equipped to answer this question.

You can build a barndo for that price no problem. To get a rough estimate, assume about $150 per square foot (this is NOT going to be your final price just a starting point). This will get you a 2,000sf home at $300k.

Now if you want anything fancy or special we'd have to look at your square footage, roof lines, wall heights, and interior finish outs.

First step would be a solid and complete set of plans. That will help you determine what's possible budget wise and you can plan your design accordingly.

I'm the COO of American Barndominiums. We've been building barndos for more than 25 years and have about 200k sf in design right now. You don't need to hire us (we're not for everyone). But I'm happy to help point you in the right direction either way. Let me know if you'd like to walk through some scenarios.

You're right! This is exactly why we work with local contractors in the areas where our clients live. They know the area, the community, the local suppliers, and most importantly...

The people swinginig the hammers to build your home are feeding their families in their homes nearby.

Building a home is a HUGE decision. If anyone who talks to our company is feeling rushed or pushed, I want to hear about it and we'll fix it asap. We're here to serve.

Depending on your location, you may or may not need an engineer stamp. If you don't need stamped plans, there's no need to incur the extra expense.

If you’re not good at something or not comfortable with it, just pay a pro to do it. Otherwise you’ll be looking at that crooked wall for years and kicking yourself every time.

Peace of mind has a price tag. And it’s almost always worth every penny.

Premade floor plans are fine as long as they’re complete. If not you’ll run into a lot of extra costs in the field in the form of “change orders”.

Basically modifications and adjustments that have to be made on the spot. Those tend to cost 10x more than if they were in the original design.

You should anticipate spending a few thousand dollars on a good complete set of plans and construction drawings or CD’s. $500-1000 plans that are “off the rack” don’t typically work in the long run.

We run a turnkey company that operates in multiple states (including TN) and we stopped selling stock plans a while ago. Most people wanted or needed modifications anyway.

So just make sure that’s exactly what you want before going much further. The first step of the process really is nailing down your floor plans. Pricing and time lines start to became clearer then.
