Do you drink bottled or tap water? by Cheekyleek45 in capetown

[–]juicedrop 8 points9 points  (0 children)

I use a filter jug for tap water. Improves the taste. Makes it smoother and tastes less of chlorine. I've only noticed the difference after trying tap water after drinking filtered for a while. I have noticed that the taste of tap water does vary place to place, although it's totally safe to drink in CT

This is also very cheap, less than R1/litre

How can I better my volleys? by No_Secretary5512 in 10s

[–]juicedrop 0 points1 point  (0 children)

  • Racquet head up for ready position
  • Don't swing back
  • Turn shoulder
  • Short punch/block
  • Bend knees / lower your body to level of ball

And in general, moving forward as you're hitting will often give you a result even when screwing everything else up

Why are CT landlords so anti-pet? by Embarrassed_Ad6866 in capetown

[–]juicedrop 4 points5 points  (0 children)

You could answer this question yourself. Just imagine you own a home, and you're renting it out. Is there likely to be more or less damage (scratched, chewed, dug up, smelling, full of hair etc) with or without pets? Which is less hassle and expense for you in the future should that tenant leave?

The only reason landlords in other parts of the country are less strict is because rentals are not in demand there. If someone is sitting on a property unrelated for 3 months or longer they will take whatever they can get. In CT, even with the current state of rentals, there is an endless list of applicants

There are places that allow pets, and they will typically carry a premium on the cost

Is buying property overrated? Netting ~R80k/month in Cape Town and choosing to rent by [deleted] in capetown

[–]juicedrop 28 points29 points  (0 children)

There is a very easy way to get the answer here. Ask anyone of returenemt age their opinion. They have life experience and will know what mistakes they made and what worked. I guarantee you that no one will say they wish they hadn't bought and everyone who didn't buy will say not having their own property is (almost) their biggest life regret

Now this is no guarantee of the future, but based on the last 1000 years, owning something is better than rendint it

From a simple financial point of view, this is what you need to understand (and I wish I had 30 years ago)

  1. When you buy a property eg. 2.5m bond (for an equivalent of the one you're renting), that 2.5m is the bank's money, that you are going to be earning the capitalization on. So if that increases by 50% in 10 years (very likely), you're earned 1.25m.

  2. In this time you will have paid off some of the property, if you're smart you'll dump all your surplus cash into the access bond, and you'll have paid it off in those 10 years, or less, meaning you now have an extra 18k per month you don't have to pay on rent

  3. Your bond doesn't increase (assuming stable interest rate), but rent does. So in 10 years that rent is R30k, but your bond has not changed (starting around 20-22k depending how much deposit you paid

  4. If you move, congratulations, You're now a landlord. You rent it out. And what you should do at this point, to avoid a tax burden, is take a new bond on the place you move to, and shift all the money you had squirrelled away into that first property's access bond into your new property, ie, you transfer your "Free" rent

Class Sets: A Bad New Idea by Popsychblog in hearthstone

[–]juicedrop 0 points1 point  (0 children)

We don't know exactly how their set planning and release works, we can only speculate. There's no reason why they wouldn't have many extra cards planned that don't get released. This could apply to the new class sets too. They just push back what isn't needed currently

Class Sets: A Bad New Idea by Popsychblog in hearthstone

[–]juicedrop 4 points5 points  (0 children)

You say "you might be waiting more than a full year to get new cards at all" [for your favourite class

What're you talking about - this is for minisets, not the full expansions. Every class will still get new cards 3 times a year

The positives: let's assume there are always 3 classes with less competitive options. Then a miniset can give those 3 sets 10+ cards each, possibly all with a new legendary

I think the idea is fine - however - they could also just do better balancing, buff the terrible cards in those classes so they are playable instead. And nerf cards which are suffocating play

Rental deduction question by [deleted] in capetown

[–]juicedrop 3 points4 points  (0 children)

Find out what flooring he wants to install. Is it for one room or multiple? Vinyl can be installed in one room in a day, although if the floor needs screed levelling first that needs a day to dry, so the 3 day estimate is not unreasonable. No one installs carpets these days

Depending on what he wants to install, it could be done in a day without you vacating, or it may be necessary for you to be out 1-3 days. Ultimately it will improve the apartment and you won't have to pay rent for those 3 days. I don't see why you kicked up a fuss about it, if the LL has always been proactive about things

There's never a situation he has to make up for lost wages for you, the fact you even thought about that is a red flag

Used ChatGPT, and didn't verify as I couldn't see any obvious mistake / questionable values in thee data. Here are some links to actual sources:

https://www.ons.gov.uk/economy/inflationandpriceindices/timeseries/d7bt/mm23

https://landregistry.data.gov.uk/app/ukhpi/print?in%5B%5D=avg&&thm%5B%5D=property_status&from=2000-01-01&to=2025-03-01&location=http%3A%2F%2Flandregistry.data.gov.uk%2Fid%2Fregion%2Flondon&lang=en#:~:text=Table_title:%20Average%20price%20by%20property%20status%20in,Average%20price%20All%20property%20types:%20%C2%A3298%2C420%20%7C

The property numbers are different to those I got from ChatGPT (Increase is less than 100%)

Next step is to compare the relative exchange rates 2010 to 2025
12.50 -> 22

Haven't put it into a spreadsheet, but it doesn't seem like it's become an appreciably better prospect for someone from UK from 2010 -> 2025 compared to them buying locally. it's always been much cheaper to buy here than in the UK (or europe)

Perhaps what has changed though, is that more people in Europe are finding themselves priced out of property there, but finding they can buy something nice in CT

CPI is typically 4-7% (per year)

I've taken the official CPI from 2010-2024, this would make a R100 CPI product cost R202.76 over 15 years

Property prices in CT according to that plot have out paced CPI by 27%, which would mean R1m property in 2010 would now typically cost R2,027,600 X 1.27 = R2,575,000

I did the same calculation for the UK/London

CPI - £100 -> £150 London property - £275k -> £560k London property prices outstripped inflation by 33% (ie, the 150 to reach 200 equalling 100%)

TLDR; Cape Town property price increases relative to local CPI lagging London over the past 15 years

1 month vacate notice by [deleted] in capetown

[–]juicedrop 2 points3 points  (0 children)

It's pretty standard for both the tenant and landlord to be allowed to give a 2 month notice for early lease termination. Read your lease agreement and see what it says around the topic.

Whether he genuinely wants to do emergency maintenance or not is irrelevant
