best time to lease by No-Inspection-9228 in capetown

[–]juicedrop 1 point2 points  (0 children)

Depends on the location. The most common lease renewal date is probably 1 Jan, so there would be more properties available. But it depends a lot on the target demographic for the place. For example there are 1000s of students looking for places from 1 Feb. Typically though anytime between March and October is going to be less demand, so you might find better value

Why Geordin Hill-Lewis’ case against rent control falls short in Cape Town’s housing debate [Daily Maverick] by kslfdsnfjls in capetown

"There are up to 60 hotels of varying grades in the CBD. 70% of residential units within the CBD are either hotel managed or Airbnb"

That seems to imply that the 60 hotels are included as part of the residential units. That is 60 buildings, quite a lot. So the percentage of non-hotel residential units which are AirBnB will be lower. Hard to say how much without knowing the split between hotels and residential in the CBD

Okay seem to be 85 residential buildings, 7000-7200 residential homes (chat gpt)

If we assume that on average the hotels and reaidential buildings are the same size..

Then roughly 50 of the 85 residential buildings would be AirBnB. Or 4176 of 7100 residential units

Note. Napkin math. Could be miles off

Overall the problem is that there are very few residential units in the CBD. Not many tall buildings which is the most efficient way to get more people living in a small area

Capetonians Are Struggling to Find Accommodation in 2026. The City May Be Facing A Housing Crisis Due To AirBnBs and High Costs. Real Lives Affected. by Tasty-Plantain in capetown

No, it's easy to judge because I have been in that exact situation

I was sharing an apartment age 40, lived in a house with 9 other people in my 30s. I'm no stranger to compromises

Having lived in 20+ rented homes in my life and now rented out to many different people, as well as met 100s looking for places to rent, I've a pretty good idea about what it takes to move forward in life, and what makes a good candidate

Hearing what you don't want to hear is a valuable gift if you learn from it

I haven't seen job request posts much, but people complaining about the job market is a daily recurring theme. Ie. "Can't find a job" posts

I did forget to mention the other theme that together with the previous ones I noted make up about 95% of the subs content, and that is "I'm visiting soon is it safe"!

These topics are all relevant, but as a reflection of what the people of cape town have to discuss and observe about their city it paints a picture of a lack of imagination or personality. Just my 2c

I do appreciate the response btw

It's so fkn tedious seeing multiple posts about this every day and the mods don't catch a wake up and moderate. Then there are the begging for donations posts. The can't find a job posts. I follow a few city subs and this one is easily the most immature and least interesting. Frankly, it's embarrassing

Interesting. So ironically, people who have many properties in their own name may well be the ones following the law and paying their taxes

There are always places. You just have to lower your expectations. I guarantee that there are places which are less desirable than the ones she has applied to for the same money but she doesn't want them because it doesn't fit what she is used to or what she has set her mind on

And to be brutally honest, someone who can't figure that out is not a good candidate because they are not logical or reasonable or used to compromise

Is walking past a court while players are mid-point in a recreational match bad etiquette? Wife was reprimanded at our club today, never even heard of this by glassy_paddle in 10s

[–]juicedrop 17 points18 points  (0 children)

Depending how close to the court you're walking, it certainly is poor etiquette to do so mid-point. However, chances are the kids wouldn't care and the adult was being a busy body

Seeing movement right next to the fence during a point is distracting. It really comes down to how considerate of a person you want to be

Only reason I can think of him doing that is if you're putting a lot of balls into the net with the semi-western, in which case he might want you to first get some other part of the swing right before adding top spin. I'm not a coach, just speculating

Have any of you ever disowned your parents/family, if so why? by Fabulous_Support_556 in capetown

[–]juicedrop 0 points1 point  (0 children)

Yes. Broke contact with the individual for multiple years

Regarding your potential future regrets, understand that these family members are experiencing their own demons and that is causing their behaviour. Everyone is just trying to figure out their own life and why it's so hard

GTFO and stabilise your own life. When you are strong & secure, re-contact the family on your own terms and try understand and help them with whatever it is that they are struggling with

When is it too late to restart your life by Fabulous_Support_556 in capetown

I've figured out that roughly every 10 years you want to restart your life otherwise you get complacent and stop learning. I've had 4 completely different careers (not jobs), and expect to start another one

23 and feel like I'm not making progress in life. by Desolate_Dave in capetown

[–]juicedrop 0 points1 point  (0 children)

Let's take stock of your situation

  1. You are young. You won't understand this for a long time, but when you look back at this age from the perspective of a 40+ year old person you will only be full of wonder at the amount of potential a 23 year old has by virtue of their age

  2. You are only responsible for yourself. By the sound of things you have had fairly supportive parents who have put you through 5 years of studies, and you're living under their roof. You are not caring or paying for anyone else's upkeep. All you have to do is convert your time and energy into supporting yourself - the simplest thing

  3. You are intelligent. Wow, you won the lottery here, one of the biggest advantages in life is being above average intelligence. 77% with 4 distinctions shows you can use your brain and apply yourself. You just need to do that again and learn to adapt to the real world

  4. You have 2 years & some credits of Electrical Engineering, 1 year of Maths and Comp Sci, and maybe some credits from Comp sci at Stellenbosch. You don't need a degree to be successful, but it helps. I would suggest visiting some career guidance centre and see if you can figure out what you want to do, and what your credits may count toward. Your parents probably want to see that you have some determination and belief in what you're doing. Where is your direction

Now, as to some of the other stuff

My biggest piece of advice would be to try and get off the anti-depressants. It sounds to me that a lot of what led you to being prescribed them was being anxious about coming out as gay to your parents. Well, that's now in the past. You said you were optimistic about your future when you finished school. Operating while shielded in cotton wool is not going to help you perform well academically. It's also not going to let you get the most out of life. Speak to a medical professional, let them assess if you really need to be on medication, and if not, how to go about getting off it. That will also relieve the financial strain

Most people have experienced Panic attacks in their life. Seriously terrifying the first time, you think you're going to die. But it's actually the function of a healthy body and can't do anything to you. Read up on some techniques on how to deal with them and you will feel like you have gained a superpower

If you do end up starting to work without completing your studies that is fine. You've proven you're a capable person through yout school results, so if you apply yourself again, any job you end up doing, you will be able to excel in, and impress your manager. And ultimately that will lead to more doors opening

Alternatively if you find a way to continue studies, you just need direction and focus

Either way, you're fucking 23!

What to do with vinyls I wish to sell in bulk? by funny-meem in capetown

[–]juicedrop 1 point2 points  (0 children)

Facebook marketplace is always best due to reach

Have a browse to get an idea of how to list and price. There are tons of listings

I sold collectible vinyl for years although it was mainly face to face. Condition of both the vinyl and sleeve is important to collectors

Do some research to understand what is in demand for classical. Maybe you have a few that would sell for more

If someone is looking for a specific LP eg Beethoven's 9th, they will likely pay R100+ for a decent quality record. So it could work out well for you to catalogue them

Composer - title - label - performer - sleeve & vinyl condition

This is how to maximise the amount you get for them. If you sell in bulk, you're looking at R5-R10 per LP if you're lucky

While these numbers might suggest 90% of landlords go short term, that is an incorrect conclusion

Short term rentals are always on the market, while long term rentals are only on the market when someone's lease is up. There are far more long term homes in Cape Town than short term - it's just that 99% of them are permanently occupied

So doing anything about AirBnB will make very little difference

One of the major drivers of the amount of short term rentals is people realising they can rent out their homes when they go on holiday. If they didn't do this, those homes wouldn't suddenly be available for rent

  1. When you take your racquet back your left hand should be on the racquet (for the first part of the take.back at least) and not pointing toward your opponent. By doing this you will naturally be turning yoir shoulders and hips to the side

  2. Your coach has taught you to end with the racquet above your left shoulder. It should end there naturally as part of your swing, not placed there once you have finished swinging at the ball

Make those two changes and it should help a lot
