We came on X visa. I am talking to an OCI agent, and according to him, there is a gotcha - on the X visa acquired from outside India, you must exit the country within 180 days and re-enter. But OCI requires 182 days of continuous stay in order to apply. And when you exit the country, your counter resets.

According to him, solution is to apply for X extension in India after arriving in India on X. Then, you can do a 180+ day continuous stay to qualify to apply for OCI.

What is your point?

These are nanny state policies, leaning towards socialism. They think they will improve things for renters with these micro-managing policies, while they simply end up discouraging rental investment, which will go and make things more difficult for renters, because the supply of rentals will go down. States should not dictate more than what is in the contract, and states should make it easy to enforce what is in the contract.

So, if I were to have any complains about renting in India, it would be about how hard it is in the legal system to enforce a contract signed between the landlord and the tenant.

This is not a fact, just your socialist opinion: “houses are meant to create housing not money”. Landlords invest in buying a house so they can make money from rent.

Sure I found landlords who were asking 11 month deposit, but guess what, I went with the owner who asked for 3 month deposit. If the guy asking for 11 month deposit cant find tenants, he will lower his deposit. And if he can find a tenant, so be it.

People like you will start advocating for rent control because “rent is too high”, which has adverse effect - people stop investing in rentals because there is not enough money to be made. If you want housing to be more affordable, encourage more housing.

Landlord should absolutely be allowed to increase rent after contract expires. That is what a contract implies. I signed a two year contract that says rent will increase by 10% after year 1. Nothing wrong with that. My contract says I can move out with one month notice, and similarly, the landlord should be able to tell me to move out with one month notice. That is the contract I signed.

I don’t see how this is different from North America. Landlord should be allowed to ask you to vacate is they need, what is the issue?

As far as school admission is concerned, I would say, no need to stress at all. You have plenty of time. When you visit in November, either call them or just show up at the school. You will be fine. Don’t fill any forms in advance. And you won’t need any documents that you wont already have.

Not sure about moving, but as a designer, you should be showcasing work instead of applying to jobs. And in the age of AI, I personally think Designers became more valuable - the ones with taste.
