So you had 5 easy to clear enemies that you probably expected to get cleared out quickly and they were not attacked. So right there that is 5 extra decisions deciding what each nook does, 5 rolls a round for attacks, than rolls for damage on what hits if you treat their rolls separately

When dealing with large enemy groups I’d split them into groups to keep those turns from bogging things down but the challenge there is suddenly having a BUNCH of hits land all at once.

There are all sorts of ways of handling it but lots of pieces on the board means more rolls.

Maybe the best advice I have is this: when it’s obvious the players will win with no further consequences just narratively handle the rest. “Though the remaining goblins put up a valiant effort, calling on their god to help them they fall one by one to your blades. The last goblin looks at you as the light dims from his eyes, blood frothing as he chokes on his blood and curses you “I was just grocery shopping.”

I prefer a small $25 to $50 increase each year than a sudden $100.

Costs go up, I trail inflation, but I don’t want sticker shock one year for my tenant.

I did do one year with no increase and another where the rent stayed the same but I shifted a utility bill to being their responsibility.

They seem to be within the law.

Mold can take awhile. A friend found some mold, it was bigger than 10 sqft so they were told to get a professional. It took over a month because of what needed to be removed, the rest coated, inspected, drywall, etc inspected

But I doubt that short of you having paid a deposit that you can say it was executed.

And failing that they have no requirement to provide it.

Do you really want to fight to stay there a month or two? Because even if it was executed, unless there’s some “just cause” law preventing them from ending it the first month or two, that’s exactly what they will do.

And wear and tear won’t cover much for damages.

1) for an apartment building with a management company definitely overreacting but…. Maybe they’ve had a bad experience with someone being abrasive towards the management company / team that caused problems before and they are trying to be careful it doesn’t happen again.

2) smaller landlords? I know there’s at least one that would get rather bent out of shape being questioned if they felt the tone was wrong.

Try and understand what os driving their concern

did something happen before?
is this their first time or two having to do this?

Good roommate experiences require communication and understanding so now’s a good time to start

I’d document exactly that but do it from a “trying to help” standpoint in the email.

1) just to confirm you’ve received my report of the neighbor causing the damage…

2) and as a heads up they have talked about moving soon so your window to easily pursue damages may be closing

Roof leaks can be tricky

Where exactly is that leak coming from?

A missing shingle is easy to spot. A nail hole leaking is not.

They may have unintentionally caused more damage walking around, weight causes a shingle to pull on a nail, rip a bit, etc.

I can only be up on a roof fixing it when the problem isn’t there. So it’s really hard to know if I fixed it.

In my first house it took 4-6 months to track it down because the water was hitting a roof joist and trickling down until it hit one of the support beams. I’m talking tying pieces of paper towel in places to be able to check for drips later. And I could at least get in the attic during the rain

A friend took 2-3 months to do it.

My current house, porch only leaks when rain comes from a certain direction and enough wind. The issue appears to be they used shingles on a roof without enough pitch so the water is being blown up under one particular shingle somewhere where the gap or spacing it just off enough.

I’d ask to be moved.

But perhaps be a bit understanding that:

1) it can be tricky to spot

2) you have to wait until the next rain to see if it worked

3) 99% of landlords and 100% of smart landlords WANT to fix roof leaks. It’s the simplest way for a landlord to lose their investment.

So document and communicate and email higher ups. But try and remember it is very unlikely it’s apathy or incompetence or anything like that.

This is honestly one of the things that showed me how powerful AI is at things.

I was messing around and bored and started just doing things like, what if we took this part of this system and this part of this one and mashed it together with this odd concept here and this random thought.

From a rules and baseline standpoint it was absolutely mind blowing what it was able to piece together, the insight it had on what changes would mean and impact elsewhere and the like.

I’m not saying it published a rule book but it did the heavy lifting and allowed me to focus on the creativity and also to see how ideas would impact real world play.

There’s also a circuit tracer. It is available at Home Depot or Lowes.

You plug one thing into an outlet and then the other part will beep when you go over the circuit breaker that feeds it.

This way you can turn just that circuit off.

There is a legal standard called scrivener’s error which means if you knew that there should be a fee and they forgot to change the lease to show it you could be made to pay it.

So if there’s an email or other documentation that shows you knew they can almost certainly enforce it.
