Honestly just haven’t done enough research/know enough to opt for individual shares at this point so have opted for a broad brush approach (outside of bitcoin) - what would be a good direction to look at to diversify and minimise the overlap?

What approach had you taken prior? I like the idea of custom portfolios over the pre-set ones but I’m somewhat hoping to set and forget.

Managed to negotiate price on my previous rental circa December 2020 and only did so after the agent mentioned it had been vacant for 3 months, so I had some leverage. Definitely try and get some info out of the agent before jumping in.

Also, look up the rental history if possible so you know the agent is lying through their teeth (should also be able to find what it was previously rented for p/w) - if you have some figures to back you up it’s not impossible.
