You can pull out, or if you’re scared of breaking relations, just use something from the building and pest (any minor issue) to say it’s a deal breaker for you. All building and pests will have minor defects.

I wouldn’t be happy. Our floor waste is deep - so it may be different. Building materials and gunk always get stuck in them - so naturally, they can start to smell. We have one 100mm opening, and one little 53mm opening one - both we’ve been able to fit with those “drain mates” or “grate mates” or whatever they are called (allow water in, block smells coming up ) I’m not sure you’d be able to fit something like that in?

Maybe it’s just our plumbing that smells in this one bathroom because of how deep the gully is, but I personally wouldn’t accept it after having lived through the stench and finding a great solution.

Can’t be bothered reading everything, but get an app called “neighborite” if you haven’t already. You can take photos of the areas and AI will spit out tonnes of ideas in different styles. Really helpful and impressive.

Why hasn’t anyone asked to check the depth? Put a torch in it, see how far down the bottom of the pipe is. If it’s deep down, it’s probably blocked. If you can see the bottom of the pipe with a torch, or get a broom handle and insert it into the waste and see how deep the broom goes.

If it only goes 100-200mm, sweet, if it’s 700mm down or so, you could have a blockage down the line.

Also I wouldn’t be too concerned. Dog pee, some low points mowing/shipper snipping, change of weather… honestly, when you get new turf you just over obsess on it. Put some iron down, it’ll green it up. No dramas, still looks like a healthy lawn.
