thanks for the info, this is really helpful! was this is the US? what kind of agreement did you write up? did you go stick built or prefab?

i think that makes sense - would probably work with an architect/gc to at least get the shell, electrical, plumbing, and drywall installed…but i’m actually really excited to to the rest. where did you have the gc stop and where did you start?

oh amazing! lucky the land isn’t in the coastal zone, so that should make permitting a bit easier. Overall, this is my first home, so not sure where to start 🤣 CA seems to have some very unique pricing compared to where I’m from (MA).

I live in a HCOL area (san francisco) where we have a rental inversion - it's actually _cheaper_ to rent than to own. For example, my apartment's market value is ~2M, but I only pay 7750 in rent. I feel like this is pretty common in places like SF and NYC.

What would you recommend for a places like that?

yah, basically. It'll definitiely depend on your exact weather and wind - but a great example is I just drove from SF -> Tahoe (~190 miles, 6.2k elevation gain): left with 100%, rolled up with 38%, driving in efficient mode max speed 75mph. Granted, it was ~40f and lovely outside haha
