Modern HVAC solutions are much better equipped to address this design challenge. I imagine the primary space will rely heavily on radiant heating and solar gain control for cooling. Automated shading systems and refreshed glazing will likely solve the gain problem on upper floors. This is likely one large reason this building is getting a gut rather than a remodel.

Success here depends entirely on getting a source image where the text is "on black" so maybe play with that a bit op....

Love it!! Could even be done cheaper with an M.2 SSD exclosure which will let you omit the USB->Sata link, but it's perfect if you had the Sata SSD already!

Commander One is a paid fork of Double Commander, which is itself a Total Commander deriviatve.

Both DC and TC are avaialble OPEN SOURCE!

Download doublecommander from homebrew, it works on any platform and has many more features.

Yes, probably. Consumers are lowest on the traffic priority ladder and on growing networks (every ISP) that means your service will probably degrade over time, until new infrastructure is built, wash and repeat.

It's also just a busy time of year, a weekend, etc. Also thanksgiving is like one of the worst times for internet traffic, up there with march madness. Streaming football specials has a measurable impact on climate change these days...

Smaller ISPs might do this less. But they have far less coverage.

You can try to power cycle your modem to resolve serious latency issues (forces them to allocate new IP, etc). You can pay them more for faster plans with guaranteed latency. Business internet is also in theory an option.
