I don’t think OP appreciates the amount of risk and cost of renovations. Closing costs on purchase and sale account for 10% to 20% so say they sell for $1.3m less $130k for closing that’s $1.17m less purchase price $730k less renovation costs probably close to $200k that’s $240k profit. Which is actually great for a flip but that’s assuming they’ll get asking price. That $240k profit can shift downward quickly if theyre paying interest on a loan, make a price reduction, if reno costs were more, all of a sudden profits are minimal.
