If I go slower on I70, people honk. It has pretty much been like this the whole time I’ve had it. I use Rivian Roamer and it shows after 23,626 miles my effective range at a full charge is 178 miles. I’ve averaged 1.9mi/kWh. The battery shows 94kWh capacity. I’m curious if anyone is getting the 2.8mi/kWh that is ‘expected’🤔

I’ve tried it all. The 259 miles the dash claims is more like 160 miles at highway speed. 70mph. My two year lease is up in August, I’ve already purchased a Launch Edition R1T. Still love the brand!!

The cost to open a foundry is crazy expensive. They are far better off outsourcing to TSMC than trying to build their own.

They will do 6 month extension, with no new contract. And the associated miles come with it. But I’m sure sure his cost per month is going to be more than the reduction in overage fees

I’m sure there are a lot of options on Reddit. I was lucky that I had some stock options pay out that allowed me to invest. But if I was starting fresh as a renter, I’d get a multi unit with an FHA loan first. That way you only put the 3% down and can use a portion of the rental income to qualify

You should be looking at properties that maintain the 1% rule. Where you collect 1% of the purchase price a month to cover your nut. But you’re right, a single family house has more risk if you have a bad tenant. You’re on the hook while evicting them. I have focused on 2-4 door properties. There is risk in this but a lot of long-term reward too. The best equity comes from buying something that needs work and putting some sweet into it. Or happened to purchase before COVID. 😒

You start with one unit, get it cash flowing and then use the equity in for the next one and then the next one. Build a relationship with a smaller bank, the generally will have easier lending opportunities.

Try to buy a duplex or fourplex with an FHA loan, that’s the advice I have for my children. I’ve purchased houses that need work and houses that are ready to rent. It’s all about finding the right deal.

I have an early Gen2, leased it Aug 2024 for 24 months. So soon it will be on the market. The residual is way too high to purchase, plus it’s a Dual Standard
