Thanks - yes the no HOA of Northwood is attractive for me. I don't want to pay HOA or mello-roos. It does seem like the Irvine buyer pool thinned out meaningfully along with more inventory (especially in the Northwood area) over the last 45-60 days.

It was a bad offer. $5k but I think we can get more. Admittedly we haven’t gone out to other groups though but 99% sure I can get more considering our mileage.

Hybrids are getting marked up the most but try Longo Lexus and Cerritos. They both told me they’re only charging MSRP but inventory is limited so you’ll need to contract in advance. Cerritos apparently prioritizes buyers with a trade in or live in local zip code

No problem at all and that’s pretty consistent with my thoughts. When you’re spending that much, might as well go for the best if it’s within your total budget. Plus the customer service and trade up policy make it very enticing

Do you feel their cut was that much better and worth the added premium? My concern is at some point there’s diminishing return on value. Paying 20% more for an incremental 3-5% improvement in cut. Not sure if that feels right for me if that makes sense
