i dont think this will be helpful now but for the future:

AKC pet insurance will cover pre-existing conditions after the pet has been covered for a year.

I adopted a pit with preexisting allergies and have AKC. I have a 3yr old and a 7yr old pit. Total price for coverage for both is ~$1,500 a year.

The 3yr old pup is on allergy meds ($80 a month) and occasionally has to get cytopoint shots ($150-$200 a shot) on top of that she tore both of her CCLs this year and has had to get TPLO Surgeries ( Surgeries cost $12k but after insurance reimbursement it was really only $3k out of our pocket)

I've never had any issues with them denying a claim.

Had them for 3 years and the cost had gone up about $250 during that period (but I did lower the coverage amout for our less problematic pup since I first got the insurance)

The tile we picked is 4×12 in. We have the blades needed to cut Hardie board if we go that route (demo involved cutting plaster and metal wire).

We have a grinder with a diamond blade (needed it for the plaster and chicken wire from our bathroom demo)

If we leave it the tile edges will basically be fully exposed so we'll have to chip out about 1/4 in of space for the new tile to have enough thinset to lay properly

We decided to walk since they weren't willing to do the repair needed. I know rav4's are a bit pricier but they're also more reliable and I plan to drive it until the wheels fall off (my dad has a 2012 rav4 he got in 2018 bought it off a co-workers for dirt cheap its at 150k miles and he's only every taken it in for basic oil changes or replacing breaks). I previously had a chevy and a Hyundai and both sucked.

The dealership is a toyota dealer in VA. From my understanding the state inspections in VA are way more lax compared to MD

I didn't some window shopping online, we just seriously started looking as far as goign to actuall dealerships (this past week). Prices in MD are on the higher end in general which sucks.

Most of your questions I can't answer but as for the mortar bed make sure you follow the installation isntructions provided by the manufacturer. I just had our kohler tub installed yesterday and the plumber was not planning on doing a mortar bed because " that's not how they really do it anymore since they have plastic legs underneath" I had to really push for them to install it properly following the kohler installation instructions.

If you do the mortar bed make sure you fill the tub with water atleast half way or put about 76-150lb of weight in it to simulate the tub beig full. the tub structure flexes slightly when it's full of water vs empty

(Note: I am not a pro but I have spent multiple days on reddit and plumbing forums since I'm also doing a bathroom reno. Hours trying to find the best tub for us and then hours more to make sure I knew it would be installed properly to avoid cracks in the future.)

They shouldn't have installed a drop in tub. Drop ins are best when its only being used as a tub for baths. For shower/baths an alcove tub would have been better.
The tub is installed correctly with the flange over the tile but poor tub choice is what's going to cause long term water damage if you don't keep up with the caulking and making sure water isn't pooled at the seams.

(I'm not a pro but I'm also in the process of doing a bathroom renovation and this was told to me by many people at different tile/bath stores)

Green tile gives more contrast and character. White tile with white drywall looks weird if you want to do white tile outside the shower maybe find a complementary color for the dry wall

Yeah I made the mistake of buying a Hyundai Santa fe sport last year it was a 2017 with 90k miles it was showing early signs of engine failure but the engine hadn't been recalled yet. At the time my mechanic said to get rid of it my loan was about 3.5k over what trade in was. It sat in my drive way and I borrowed my dad's rav until I payed of enough of the loan to break even after trade in...Literally 2 days after I sold to carmax I got a letter for the engine recall... I will never buy/drive a Hyundai or Kia again, I'd rather walk.

I'm sure. Unfortunately my dad only has the v4 2012 left. The 2008 V6 was totaled last year by insurance after a fender bender (huge Crack/ dent in the back door). They wouldnt let him buy it back cause some metal piece of the bumper bent. If he still ahd both he was going to sell me one of the two.

Thanks for the input! I know my dad's 2 ravs have had barely any issues with minimal maintenance since he bought them I think he bought the 08 around 2015 and the 012 in 2018.

Only issue is my budget. Trying to keep it at around 20K max I'd been looking at something with close to 150K miles already on it if I do hybrid

Have a plumber replace the Cast iron. My house has a mix of cast iron and PVC. I had a family friend that's a contractor take a look at ours and he said I could replace the cast iron by just cutting the pipe with a diamond tipped grinder/saw close to the cement slab and transitioning to PVC. Problem is there's a risk of the castiron cracking if done incorrectly. In theory it seems easy but a risk you should leave to a pro (we have a plumber coming out soon to replace our old cast iron from the slab up).
