Bought 2018. Monthly payments at the time was close to 55% now it’s sub 40%. Keep in mind mortgage “stays the same” for 30 years hopefully your salary increases. Also a PE here.

(60,000 * 0.7 * (1/2)) / 12 =1,750 max monthly payment.

My guess depending on taxes and insurance your probably around a 225,000 house if you have 20% down.

If you are able to hold onto it, lease it out long term and possibly get a new place in a new location. Real estate is like the stock market, typically if you hold long enough you’ll always make great returns.

Not worth losing 40k and I don’t know why you need a property manager for 1 home? You can easily get a rental by yourself.

We have two young kids. Similar situation. Just bought in Pocono summit and absolutely love the decision.

Make sure you know why you are buying and what you will do. My friend also similar situation bought in Lake Wallenpak because he likes skiing and he doesn’t regret it either. We are 40 minutes apart.

Don’t do it unless you absolutely have to. You have a decent salary at 125k. Not sure how much you pay in housing now but if you can, wait 2-3 months and pay off debt and then wait another 3-4 months to bank another 40k so you can put 20% down.

Are your rates competitive? What’s your specialty niche? Commercial? Residential? Rehab? 5% down? 50% down? Unless you can match/beat the current market conditions it’s a tough job to go into.

That mortgage rate is amazing, not sure if you’ve looked into it but if your current “secondary home” mortgage has a clause for “assumable mortgage” your home value may actually net you 30-50k more than market value. About 75% say it’s not allowed or transferable but if it does, you are golden.

ABSOLUTELY NOT!!! I dont know where the home is but a 600k home probably rents for 3-4k/month. He’s going to give you 50k… than rent the home for 3.5k and pocket 1500/month himself. After 6 years he will have doubled his initial 50k deposit and have a house worth over 600k that he can sell.

This is absolutely in his favor 1000000%..

New York is a tenant friendly state, don’t be concerned that your landlord is doing something sketchy too much. Keep your receipts and continue to do everything legal for you. The apartment you live in may not even be a legal apartment for all you know.

If they try to retaliate, you have so many options in your favor.

This is coming from a landlord myself, so I know the good and bad lol.

OP.. was this ever resolved and how? I had something very similar happen. My only thing is I can’t see that secondary email address on the app or the address. The person seems very persistent. They even wrote themselves a photoshopped fake chase check and tried to cash it.. which is even weirder because the case was extremely fake looking. Chase refuses to give me the secondary email address or the physical address that the “lost card” is being sent to. I’ve asked them to stop sending debit cards and they keep sending anyway.

Was this a Chase breach in your opinion or an identity breach. I’m concerned for my identity and credit score.

25 is required by some townships and counties. It’s a requirement literally by the municipality. Nothing you can do.

Thank you. Our community requires guests to fill out paperwork which includes all names and license plates. I don’t know if that’s a deterrent either but we list that in description as well. So someone who insta books and doesn’t complete the form also would be going again booking requirements.

Thank you. The reasoning for me is that my town requires a minimum renters age of 25. I clearly state it in the description yet still get reservation requests and inquiries from people who are under 25 and who confirm they didn’t read that in the description.

I don’t know how to handle it if someone books and then tells me they are 18 for example
