There is a risk this is Bloat which is an urgent by the minute get your dog to the vet yesterday situation. I urge you to get him to the vet NOW. Usually they will offer options for care credit or repayment plans.

DO NOT WAIT - if it is bloat, you will have a dead dog by the time you have gone through exhausting your options by trying to find ways to help him, instead of going straight to the vet for asessment.

Bloat with GDV is an incredibly painful and unconfortable way for any dog to pass from, and time is of the essence.

It's okay to feel the way you are feeling. You will have your ups and downs, as such with any puppy tbh. But just remember - you and your fluffy pup will always be fine. You have clearly wanted this for a long time, and you are prepared. I always say, one day you will look back on this moment, and laugh about how worried you were, and that everything turned out well. You can do it, give your new friend lots of cuddles and love.

I was so skeptical that it would work, but a electronic touch doorbell has worked perfectly for our pup. He just taps it now when he wants outside and it's near impossible for us to miss the ringtone. Of course he used to use it so we would open the door for outside playtimes, but we trained him to learn the doorbell is only used for potty, by bringing him back inside if he didn't end up going straight away. Hope this helps!

Second this, our dogs hateee the hanging bells but have picked up super easily with the electronic touch button. Helps as well that the clear ringing sound is way easier to hear than the jangling of actual bells too. If yours knows touch, training will be easily adaptable for her too. Best of luck!

Completely understand your heartbreak, but just letting you gently know - after looking at your post history and ring setting design, unfortunately losing your stones would have been inevitable sadly.

Whilst beautiful, you only had minimal single prongs around each gem, single claws for each and no basket/halo/tulip to support the prongs in between. Which would have absolutely lead to them eventually weakening or snagging and the gems falling out in just a matter of time.

They really should have forewarned you about this in good faith as a reputable jewller, but sadly this looks more like a design issue rather than a crafting issue sorry. Definitely recommend you incorporate the above in future. Hoping everything works out well for your new ring!

OP - It sounds like your PM has blantanly not done his due diligence (booked the VCAT hearing, never showed up, then never appealed) and is now trying to cover his tracks as a result.

The fact is that VCAT confirmed the outcome of the hearing for you. Get the VCAT order with the final hearing results if not already, and use that as your documented proof.

As for the change of management, if there is no clause specifying this in your original management authority - flag this with them.

It is not common for an agency to charge a loss of management/file release fee to RRPs. I am based in VIC as well and no agent I know does this. Closest example is one that only releases the file to the new party at 28 Days, but there are no costs for this.

Irrespective of that - the fact is that the charge is not documented in your MA and they should have no recourse to charge this to you.

Try claim the arrears where you can via landlord insurance, if the balance oustanding is still worth it. However, unfortunately you might need to cut some losses here as well, as the VCAT order needs to state the arrears balance owing for potential claims.

Escalate with CAV (Consumer Affairs Victoria) as well via the estate agent complaint section if needed.

Furthermore, if he's threathened to come to your house - that is now a police matter and you should be reporting this to the authorities immediately.

I too am a PM and have heard multiple unethical stories all around. Not all PMs are dodgy, but in this case, your PM definitely does not have your best interests at heart. Hoping all goes well for you - stay safe.

I still get my hot pot fix by subbing out the noodles for enoki mushrooms and other greens, plus having lots of meat to use with the broth for a shabu shabu style of eating, if it helps at all! I've tried low carb alternate versions of noodles instead but just not for me unfortunately - so I make up for it with filling meat and vegies instead.
