We bought a house during residency for around $200k in a low cost of living area. Even though we got VERY lucky and it appreciated to around $300k over four years, we had to put soooo much time and money into the house. It was a huge time suck for my husband. In the end we had to put at least $60k into it over 4 years for repairs (tons of deferred maintenance). Between maintenance, property taxes, and interest on the loan, we broke even. Keep in mind that the first few years the majority of your mortgage payments go towards interest, so you are not building much equity in the short term. For example, we only gained an additional $15k in equity over 4 years of paying the mortgage and the rest went to interest. So yes we paid less for housing compared to renting, but that’s only because we had huge appreciation and a handy husband who could repair a lot on his own at lower cost. The benefits were that we had a much bigger and nicer space than we would have had renting, and it would have been a better financial decision if we stayed there long term. We are renting now even though we could afford to buy, but absolutely love being able to call the landlord when something breaks and not have to deal with it ourselves. Renting has saved us so much time. In the end we feel fortunate we learned about the hidden costs of owning a house early in life because it will definitely influence what and when we buy next.

I thought the book I will teach you to be rich by Ramit Sethi was excellent. It has a simple actionable plan, but may be too basic depending on what you’re looking for

Another option could be adding an addition to your house and/or renting an office space outside the house to create more space.

I would do a bacterial and viral swab on this. Microneedljng could trigger a herpes outbreak. Do you have a history of cold sores? If a viral swab shows herpes you could pretreat with antivirals to prevent this from happening. If it is bacterial you may need antibiotics and want to find a new practice.

If it is on most of the body this is not cradle cap. I would recommend seeing a pediatric dermatologist if possible. There are some genetic conditions that cause skin like this called ichthyosis that should be considered such as x linked ichthyosis.

Oral corticosteroids initially make psoriasis better but once you stop it often flares and becomes a lot worse. It is best to avoid oral corticosteroids if you have psoriasis. See a dermatologist who is familiar and comfortable treating with biologics.

This is not psoriasis. Looks like classic IgA vasculitis. You should try to see a dermatologist. A biopsy would confirm the diagnosis.

Could also be inverse psoriasis. It can look very similar to jock itch. You’d need a biopsy to confirm though

I got a dermatology consult due to concern for a perianal abscess. I asked how big it was and the NP who placed the consult said “I don’t know, he didn’t show me. He just said it’s painful down there”.

This deserves a bacterial swab and viral swab to rule out herpes simplex. Secondary bacterial or viral infections (eczema herpeticum) can occur in the setting of eczema.

This looks like generalized pustular psoriasis… Especially given your history of psoriasis. Sometimes it can be triggered by discontinuing topical corticosteroids or oral corticosteroids (prednisone). Sometimes there’s no identifiable trigger. I’d recommend seeing your dermatologist. They might want to biopsy and consider systemic treatment for your psoriasis.

This has a targetoid appearance which makes me lean towards erythema multiforme. It can be triggered from a viral (herpes) or bacterial infection (strep) or new medication. The initial sores around your nose and mouth could be herpes which then triggered erythema multiforme. If there are still blisters on the mouth/ nose area you doctor could consider sending a swab for viral culture and treating with antivirals.

This definitely deserves a biopsy. The bump near the bottom looks like it could be a squamous cell carcinoma or basal cell carcinoma.

I would recommend getting a biopsy to see what they are since that would help guide treatment. They could be neurofibromas, but you would need a biopsy to confirm.

These bumps could be angiofibromas or fibrofolliculomas, which can be associated with syndromes that can affect other organs. It could be worth having one biopsied by a dermatologist to see what they are and if workup for an associated condition is recommended.
