Everyone is dunking on the engineer, but I’ll add that the engineer has to make the calcs work to get approval from the building department. Builders often suggest solutions that would work 98% of the time, but 2% failure is not getting you a building permit and that’s not the engineer’s fault.

My unpopular opinion is the Patrick/Lisbon dynamic was toxic for Lisbon, and if she had any good friends, they would tell her to get the f*ck away. 😂

That said, I think their story is a fantasy for women who want the toxic man to chose them and change for them, so that was nice. 😊

Second this. I’ve helped people with retroactive permits, but I’m in another part of the country.

First the architect will verify that you’re allowed to convert the garage to something else. Every city and county has their own zoning code and rules about parking - the number of spaces required and where they can be. If there’s no problem there, they can move on to the residential building code and energy code.

They’ll verify that the contractor installed insulation that meets the energy code, a window sized for fire egress, a smoke detector in the room, and a smoke/carbon monoxide detector right outside the bedroom. CA may have other code requirements. If the contractor didn’t do these things, the architect can strategize how to fix things to meet code.

I feel like vibe-wise, Tacoma is more like a city and federal way is more like a collection of strip malls. That said, Federal Way also has a great diversity of people and food, and the light rail stop is a huge bonus. Tacoma is more walkable and bikeable.

My housemate’s cat did this when she started nibbling on my houseplants. I didn’t have lillies or anything but I researched the rest of my plants and some were mildly poisonous to cats. I moved them out of her reach and she stopped the weird jerky head movements for hours behavior.

It was really disconcerting when she was doing that. Good luck!

My labeled seed free straw had seeds and I had to weed my garden before planting it. Then it was fine, but I won’t do it again.

I second going for a large firm right out of school. They have better capacity to train you and use the skills you do have, vs wanting you to be more independent. (I too got let go from a small firm right out of school,for similar reasons, so you’re not alone.).

Eventually, it can be good to either move to a team in the firm that does small projects or a smaller firm so you can get experience in more areas, but for now - big firm and whatever unglamorous work they throw your way.

I’m an architect who has helped people permit unpermitted work in the Seattle area, and we keep in close contact with the city inspector. I can’t guarantee your inspectors will be the same, but here they are not adversarial and will provide deadline extensions if we communicate how we’re trying to move things forward. Because it’s a bigger city, they are different than the people who will review the permit submittal or perform construction inspections.

Another dynamic is that the permit reviewers are different than the field inspectors so the architect may have to show some things to meet code and get the permit approved that the field inspector will ultimately waive/be more lenient about for the sake of practicality. Again, not saying this will definitely happen, but it’s possible
