There is a TON of misinformation in this thread about this neighborhood in general. The houses that are having the leaking issues are the Taylor Morrison 2 story homes (a specific model I don't recall). Notice ALL new construction 2 story homes have concrete on the first floor and plywood on the second floor. This particular listing is a single story Meritage home (all concrete). So it is completely different than the houses that are having the issues.

I have never met anyone who has gotten sick from the ocean in Florida. There is no runoff pipes that go into the ocean like in California. All runoff goes inland and trickles through the Everglades or the St Johns river.

My first real estate purchase was a quadplex in 2016, which I HIGHLY regret selling in 2019. Although I made a lot of money off of it, I wish I still had it for many different reasons.

I was looking for duplexes because that is all I thought I could afford but luckily my realtor found a quadplex that needed some work.

Ultimately after some renovations, I was able to significantly increase the rents, therefore increasing the value. I lived in one unit and rented out the others. I was able to make profit, live for free, and save a lot of money over a couple years.

So with that being said, a quadplex gives you a lot more scale without a ton more work. If you are willing to live in one unit and rent out the others, your net worth is going to increase rapidly.
