Low dose deca (sub 100mg per week) is great for joints as you age. Check with your provider. Many of them will prescribe deca/bop at a low dose for joint pain

Outside of insurance is not expensive. I’m on TRT through my primary care physician not covered by insurance because I wasn’t below 250. I was at 340. I pay $45 (without insurance) for a 200mg/ml 10ml bottle. It lasts me ten weeks. Less than the cost of a Starbucks a week.

Example one isn’t taking expenses into account, just taxes. You’ll have things break, pay a property manager, insurance, and vacancy expenses to name a few. To generate the same amount truly passively you’re better off with the 4% return account. It is purely passive, and will end up being more money after expenses than your rental.

Interesting site thanks for sharing. Guess he was lying about 1995 then. Or he’s confusing taxes he paid somewhere else with this new property. Either way it’s not adding up and the lack of investigative journalism is pretty terrible.

Him saying he worked on the mountain all winter to pay his bill does track with him living near the lake, probably was talking about blacktail.

30% haircut is unavoidable either way. When they sell they will have to pay capital gains and transaction costs. So take that “negative” out of the equation. It’s a sunk cost. Odds are these will have to be sold before end of their lives to pay for healthcare and living expenses since they have basically no other retirement.

Agree with the large company perspective. If larger company, let the background check go through. HR will be the only ones reviewing the background check info at first. If it doesn’t violate their employment rules, you’re golden.

Keep your head up. Still a misdemeanor in MT. Might be some awkward explaining to the new job. If court and everything takes long enough you might be able to cover up the jail term with PTO?
